Agenda Item Wording: Approval to issue notice to The Morganti Group, Inc. to proceed into the Construction
Phase of the Key West International Airport - New Terminal Building and Renovation Project.
Item Background: Per the Agreement between Monroe County and The Morganti Group, Inc., the County
must direct the Construction Manager in writing to proceed into the Construction Phase. The Construction
Phase will last for twenty four (24) months to the completion of the Project.
The CM at Risk Agreement signed on the 19th of October stipulated a six (6) month Preconstruction Phase and
a twenty four (24) month Construction Phase. The Preconstruction Phase of the Agreement was completed
on April 19th 2006. Based on satisfactory performance, it is recommended that The Morganti Group continue
into the Construction Phase at this time.
Work has commenced on Stage 1 of the construction by means of a Construction Authorization. The location
of the work is described as within the North half of the existing parking lot. The work to be included in this
Stage consists of selective demolition, site demolition, pile testing and installation of approximately 450 auger
cast piles.
Previous Relevant BOCe Action: The BOCC and The Morganti Group executed this Agreement on the 19th
day of October, 2005.
