space fOr the 3406 North Roosevelt Boulevard Corporation, which handle the
Administrative duties for the Monroe County Tourist Development Council.

contract - one for return to First State Bank, and one for your files.

BUSINESS LEASE ADDENDUM
THIS LEASE ADDENDUM, entered into this (~+t---. day of
~, 1994, by and between First State Bank of the Florida
~inafter called the LESSOR, and the Monroe County Board
of County Conunissioners, hereinafter called the LESSEE, for the
Monroe County Tourist Development Council, hereinafter called
TOC.
WHEREAS the parties hereto did enter into a business lease
on October 25, 1991, and
WHEREAS that lease provides for a two-year reiewal o~otf
upon the expiration of three years, subject to re neg~ipf!on of ~

NOW THEREFORE,

1. The Business Lease executed October 25, 1991, shall be
extended upon the same terms and conditions except as follows:
a. The term of the addendum period shall be from December
1, 1994, through November 30, 1996.
b. The base rent subject to the CPI escalator clause for
calculation of the rental rate for the second year, shall be
Forty Thousand Eight Hundred Dollars ($40,800.00) per
year for Three Thousand (3,000) square feet of space at
Thirteen Dollars and Sixty Cents ($13.60) per square foot
per annum, or 1bree Thousand Four Hundred dollars
($3,400.00) per month, plus any applicable sales taxes.
c. In addition to the base rent, Lessee shall pay to Lessor an
amount of One Thousand Dollars ($1,000.00) per month
plus applicable sales tax for electricity.
2. All other terms of the October 25, 1991, Business Lease not
inconsistent herewith shall remain in full force and effect for the
term of this addendum.
IN WIlNESS WHEREOF, the parties hereto have hereunto executed
this instrument for the purpose herein expressed, the day and year
first above written.
