THIS INDENTURE, Made and entered 1nto, 1n dup11cate,
th1s ~ day ot August, A. D. 1951, by and between THE BOARD OF
PUBLIC INSTRUCTION OF MONROE COUNTY, FLCRIDA, a body corporate,
organ1zed and ex1sting under the lays of the State ot Florida.L.
here1nafter called the Lessor, which term shall 1nclude 1ts legal
representatives, successors and assigns wherever the context so
requ1res or admits, ot the first part, and HONROE COUNTY, FLORIDA,
a polit1cal subd1v1sion of the State ot Flor1da, hereinafter
called the Lessee, which term shall include 1ts legal representa-
t1ves, successors and assigns wherever the context so requ1res or
admits, of the second part,
WITNESSETH, that the Lessor by these presents leases
unto sa1d Lessee the following described prem1ses, situate, lying
, and being 1n the County of Monroe and State of Florida, to-wit:
Lots F1fteen (15), Sixteen (16), Seventeen
(17), Twenty-four (24), Twenty-f1ve (25),
Twenty-s1x (26), Twenty-seven (27) and
Twenty-e1ght (28) of Block Three (3) of
Tavernier, a subd1v1sion 1n the N.W. i Sec-
t~on Thirty-tour ()4), Township S1xty-two
(62) South, Range Thirty-e1ght ()8) East,
Monroe County, Flor1da, accord1ng to the
plat thereof recorded in Plat Book 1, at
page lOS, 1n the oftioe of the Clerk of
the C1rcuit Court in and for Monroe County,
Flor1da.
TO HAVE AND TO HOLD the premises as aforesaid unto the
sa1d Lessee from the 1st day of August, A. D. 1951 for a term of
N1nety-n1ne (99) years then next ensuing, said lease being under
the tollow1ng terms and conditions.
1. The Lessee y1eld1ng and paying unto the said Lessor
the total rental of Ninety-nine ($99.00) Dollars for the term of
Ninety-nine (99) years, said sum to be payable as follows:
a. $1.00 payable upon the execution and
de11 very of th1 s Lease whi cb sum 1s to
cover the yearly rental for the f1rst
year of th1s Lease and $1.00 on the
day ot August, A. D. 1952, and $1.00 on

the day ot August each and every year
during the remainder at the term of this
Lease.
2. It is turther understood and agreed by and between
the Lessor and the Lessee that the Lessee nll:
a. Use said premises tor a youth and com-
munity center and for other public purposes.
b. Pay the rent herein reserved at the
time and 10 the manner as stated herein.
c. Make no improper, unlawful or often-
sive use ot said premises.
d. Will par any 81'ld all charges for gas,
electricity, water, garbage disposal, and
tuel, if any, and all installation charges
tor same.
e. At its own expense, keep and maintain
all plumbing and pumps, it any there be,
and maintain and keep olean the premises.
f. Permit the Lessor or its agent to enter
upon the leased premises at all rea.onable
times tor the purpose 01' viewing and inspeo-
ting the condition thereot.
g. During th e term of thi s Lease, save
and keep the Lessor harmless against any
and all liability resulting trom injuries
to person or property on or about the
leased premises by reason 01' its ooou-
pancy or use thereot.
h. At the expiration ot the term 01' this
lease, without demand, quietly and peace-
ably deliver up tull possession ot said
premises in as good condition as they now
are, damage or destructi on by tire and the
elements only excepted.
3. The Lessor hereby covenants wi th the Lessee upon
the pertormanoe by the Lessee ot the covenants and agreements
hereinbetore set torth that the Lessor will permit the Lessee to
quietly hold and enjoy the demised premises without any interrup-
I tions by the Lessor or by an, person or persons olaiming by,
\ through or under it.

I 4. It is mutually understood, covenanted and agreed
by and between the parties hereto, as tollows:
a. That detault on the part ot the Lessee
tor a period ot Thirty (30) days in making
any 01' the payments ot rent herein reserved
from the date the same &hall severally be-

and 'thereupon 'terminate any and all of the
rights of the Lessee under this Lease.

struction in and for Monroe Coun'ty, Florida and ex officio Secre-

the Clerk of the Circuit Court of the Sixteenth Judicial Circuit

and year above written.
