THIS LEASE, Made and entered into this

, 1980, by and between THE BIG PINE KEY ATHLETIC
ASSOCIATION, INC., a Florida Corporation, hereinafter called the
Lessor, party of the first part, and the COUNTY OF MONROE, STATE
OF FLORIDA, a political subdivision of the State of Florida,
hereinafter called the Lessee, part of the second part,
WITNESSETH, that the Lessor by these presents leases unto
the said Lessee the following described premises:
Parcel IJ, PINE KEY ACRES, Big Pine Key, Florida, as
recorded in Official Records Book 509 at Page 1047
of the Public Records of Monroe County, Florida.
SlJBJECT, NEVERTHELESS, TO THE FOLLOWING:
1. Taxes for the year 1979 and all subsequent years;
2. Zoning ordinances of Monroe County, Florida;
3~ All oil, gas and mineral rights;
4~ Easement of ingress and egress and for utility
purposes, all in accordance with the dotted lines
as shown in Offical Records Book at Pages 1047,
1048, and 1049.
TO HAVE AND TO HOLD the premises as aforesaid unto the
said Lessee from the

for a term of ten (10) years then next ensuing, said lease
being under the following terms and conditions:
1. The Lessee shall pay unto the Lessor the total rental
of One Dollar ($1.00) per said term.
2. It is further understood and agreed by and between the
Lessor and the Lessee that the Lessee will:
a. Use of the premises shall be for a recreational/park
area.
b. Pay the rent herein reserved at the times and ln the
manner stated herein.
c. Make no improper, unlawful, or offensive use of said
premises.
d. Permit the Lessor or its agent to enter upon the
leased premises at all reasonable times for the
purpose of viewing and inspecting the condition
thereof.
e. During the term of this lease, take out the necessary
liability insurance to save and keep the Lessor harm-
less against any and all liability resulting from
injuries to persons or property on or about the leased
premises by reason of Lessee's occupancy or use thereof.
f. Not sublet this lease, nor encumber the leased premises
in any manner whatsoever, without the prior consent of
the Lessor.

g.
At the expiration of the term of this lease,
without demand, quietly and peaceably deliver
up full possession of said premises in as good
a condition as they now are, damage or destruction
by fire and the elements only excepted.

Maintain the premises in an orderly and safe
manner.

Be responsible for and pay for any utilities uti-
lized on said premises.

The Lessor hereby covenants with the Lessee, that
upon the performance by the Lessee of the covenants and agree-
ments hereinbefore set forth, the Lessor will permit the
Lessee to quietly hold and enjoy the demised premises without
any interruptions by the Lessor, or by and persons or person
claiming by, through or under it.
4. Lessor shall pay all real estate and other taxes levied
against the property.
5. It is further mutually understood, covenanted and
agreed by and between the parties hereto that the Lessee shall
have the right at the expiration of this lease to remove any
machinery, equipment or property placed upon the premises and
return the leased premises to the Lessor in the same condition
existing prior to its occupation of the premises under the lease.
IN WITNESS WHEREOF, the parties hereto have caused these
presents to be executed in their respective names, all as of
the day and year first above written.
