At the October 20, 2010, Board of County Commissioner's meeting, the Board
granted approval and authorized execution of the following:
Item C22 3rd Renewal Agreement with Siemens Building Technologies, Inc. for testing,
certification and maintenance of the Monroe County Detention Center's fire alarm system,
building automation system and smoke control systems; the Sheriff's Administration Building's
fire alarm system and building automation system; the Juvenile Justice Center's fire alarm
system and building automation system; and the Courthouse Annex's fire alarm system.
Item C23 Agreement for Janitorial Service with Culver's Cleaning Company for Janitorial
Services at Veteran's Memorial Park Restrooms, Little Duck Key, Monroe County.
Item C24 Agreement with the lowest responsive bidder, Weathertrol Maintenance Corp., for
Lower Keys facilities central air conditioning maintenance and repair.
✓ Item M 1 Lease Amendment #3 between M W & JC LLC and the Monroe County Board of
County Commissioners for space at 3134 Northside Drive, to reduce monthly rent from $6,500 to
$5,500 commencing October 1, 2010 through February 27, 2011.

LEASE AMENDMENT #3
This Amendment #3 is made and entered into on thisXW—day of October, 2010, between MW
& JC LLC, hereinafter, referred to as the "Lessor", and Board of County Commissioners for Monroe
County, hereinafter referred to as "County" or "Lessee."
WHEREAS, on February 20, 2008, the parties entered into a lease agreement ("Lease") for
premises at 3134 Northside Drive, Key West, FL, for the use of the Monroe County Health
Department, which lease was for an initial term of one year commencing on March 1, 2008; and
WHEREAS, that lease was subsequently amended on February 27, 2009, to add a new
section 32 to the Lease, which provided that the lease could be renewed on a yearly basis for no
more than two years, and that each renewal must be confirmed in writing no less than ninety (90)
calendar days prior to the lease end date; and
WHEREAS, that lease was subsequently amended for the second time on December 16,
2009, to extend the term of the Lease to February 27, 2011; and
WHEREAS, the parties hereto wish to amend Section 4, Paragraph 1, RENT, to reduce the
monthly rental amount beginning October 1, 2010, and
WHEREAS, the parties have found the Original Lease to be mutually beneficial and;
WHEREAS, both parties find that it would be mutually beneficial to enter into this
amendment; now therefore
IN CONSIDERATION of the mutual promises and covenants set forth below, the parties
agree as follows:
1. The amount of rent is reduced from $6,500.00 per month to $5,500.00 per month, or
$66,000.00 per annum, commencing October 1, 2010.
2. In all other respects, the provisions of the original Lease executed February 20, 2008,
as amended, remain in full force and effect. r,,
