THIS LEASE, Made and entered into this day of December,
A.D. 1972, by and between LLOYD DAMSEY and JOAN DAMSEY, herein-
after called the Lessors, which term shall include their legal representatives,
successors and assigns wherever the context so requires or admits, party of
the first part, and COUNTY OF MONROE, STATE OF FLORIDA, a political
subdivision of the State of Florida, hereinafter called the Lessee, which term
shall include its legal representatives, successors and assigns wherever the
context so requires or admits, party of the second part,
WITNESSETH, that the Lessors by these presents lease unto the
said Lessee the following described premises:
Space in the Medical Clinic, 2805 Overseas Highway,
Marathon, Monroe County, Florida, as shown on the
sketch attached hereto and made a part hereof.
TO HAVE AND TO HOLD the premises as aforesaid unto the said

Lessee from thee day of December, A. D. 1972, for a term not to
exceed Nine (9) months then next ensuing, said Lease being under the follow-
ing terms and conditions:
1. The Lessee shall pay unto the Lessors the total rental of
Five Thousand Dollars ($5, 000. 00) payable in nine (9) equal monthly install-
ments, the first of said monthly installments being due on the 15th day of
January, A. D. 1973, payable as follows:

2. It is further understood and agreed by and between the Lessors
and the Lessee that the Lessee will:
a. Use the premises as a temporary Courthouse and for
other related Court functions.
b. Pay the rent herein reserved at the times and in the
manner stated herein.

c. Make no improper, unlawful or offensive use of said
premises.
d. Permit the Lessors or their agents to enter upon the
leased premises at all reasonable times for the purpose
of viewing and inspecting the condition thereof.
e. Not sublet this Lease, nor encumber the leased premises
in any manner whatsoever, without the prior consent of
the Lessors.
f. At the expiration of the term of this Lease, without
demand, quietly and peaceably deliver up full possession
of said premises in as good a condition as they now are,
damage or destruction by fire and the elements only
excepted.
3. During the term of this Lease the Lessors shall take out the
necessary liability insurance to save and keep the Lessor harmless against
any and all liability resulting from injuries to persons or property on or
about the leased premises by reason of Lessee's occupancy or use thereof.
4. The Lessee shall take out the necessary insurance to cover
any of the contents of the building placed therein by said Lessee.
5. The Lessee shall have the right to make the necessary changes
in the interior of the space leased in order to be able to occupy the premises
for the purpose for which it is being leased and shall remove any partitions
placed on the premises at the termination of this Lease.
6. The Lessors hereby covenant with the Lessee, that upon the
performance by the Lessee of the covenants and agreements hereinbefore
set forth, the Lessors will permit the Lessee to quietly hold and enjoy the
demised premises without any interruptions by the Lessors, or by any person
or persons claiming by, through or under them.
7. The Lessor agrees to furnish and provide utilities, janitorial
service, garbage collection, and maintenance and repair the premises as
required.
8. The Lessee may cancel this agreement by giving the Lessors
thirty (30) days notice in writing of its intention to cancel this Lease, and
the Lessee at the termination of this Lease shall have the option to extend
the Lease for an additional three (3) months period upon giving the Lessor
thirty (30) days notice of such intention prior to the termination,of this Lease.

IN WITNESS WHEREOF, the parties hereto have caused these
presents to be executed in their respective names, all as of the day and
