05/06/1975THIS LEASE, Made and entered into this 6 day of May
A.D. 1975, by and between LLOYD DAMSEY and JOAN DAMSEY, hereinafter
called the Lessors, which term shall include their legal represen-
tatives, successors and assigns wherever the context so requires or
admits, party of the first part, and the COUNTY OF MONROE, STATE OF
FLORIDA, a political subdivision of the State of Florida, herein-
after called the Lessee, which term shall include its legal repre-
sentatives, successors and assigns wherever the context so requires
or admits, party of the second part,
WITNESSETH, that the Lessors by these presents lease unto
said Lessee the following described premises:
Unit #1 of The Professional Building located at
2805 Overseas Highway, Marathon, Monroe County,
Florida.
TO HAVE AND TO HOLD the premises as aforesaid unto the said
Lessee from the loth day of April, A.D. 1975, for a term of one (1)
y,,e..r then next ensuing, said lease being under the following terms
and conditions:
1. The Lessee shall pay unto the Lessors the sum of
$4,800.00 at a rate of $400.00 per month each and every month for the
term of this lease on or before the loth day of each month, the first
payment being due May loth.
2. It is further understood and agreed by and between the
Lessors and the Lessee that the Lessee will:
a. Use the premises for offices for the Monroe County
Building and Zoning Department.
b. Pay the rent herein reserved at the times and in
the manner stated herein.
C. Make no improper, unlawful or offensive use of
said premises, specifically no cooking, washing
of motor vehicles or other like actions usually
performed in one's own home.
d. Permit the Lessors or their agent to enter upon
the leased premises at all reasonable times for
the purpose of viewing and inspecting the condi-
tion thereof.

e. Not sublet this lease, nor encumber the leased
premises in any manner whatsoever, without the
prior consent of the Lessors.
f. At the expiration of the term of this lease,
without demand, quietly and peaceably deliver
up full possession of said premises in as good
a condition as they now are, damage or destruc-
tion by fire and the elements only excepted.
g. The Lessee shall furnish its own janitorial
service, light bulbs, furniture, fixtures,
and equipment.
3. The Lessors hereby agree to furnish water, electricity,
pest control, waste removal, and exterior maintenance during the
term of this lease. The Lessee shall take out the necessary liability
insurance to save and keep the Lessors harmless against any and all
liability resulting from injuries to persons or property on or about
the leased premises by reason of Lessee's occupancy or use thereof.
4. The Lessors hereby covenant with the Lessee, that upon
the performance by the Lessee of the covenants and agreements herein -
before set forth, the Lessors will permit the Lessee to quietly hold
and enjoy the demised premises without any interruptions by the Les-
sors, or by any persons or person claiming by, through or under it.
5. The Lessee shall have the option to renew this lease at
the expiration hereof for an additional term of one (1) year upon
such terms and conditions as may be agreeable to said Lessors.
IN WITNESS WHEREOF, the parties hereto have caused these
presents to be executed in their respective names, all as of the day
and year first above written.
