As you are aware, on January 30, 1991, the Board of County
Commissioners approved and authorized execution of an
Amendment to the Lease with Federal Express Corporation for
space at the Key West International Airport, WHICH DOCUMENT
WAS JUST RECEIVED BY THIS OFFICE TODAY FOR FINAL PROCESSING
AND TRANSMITTAL.
Attached is one duplicate original and one Xerox copy of the
subject Amendment, now executed and sealed by all parties.
The duplicate original (raised seal) should be returned to
your Lessee and the Xerox copy kept in your proper depart-
mental records.

AMENDMENT TO LEASE

THIS AMENDMENT TO LEASE is made and entered into on 191 MAT 1�h

30th day of January, 1991, by and between the MONROE COUNTY, a
political subdivision of the State of Florida, Lessor, herein-
after referred to as "COUNTY", and FEDERAL EXPRESS CORPORATION,
Lessee, hereinafter referred to as "FEDEX".
WHEREAS, the COUNTY and FEDEX entered into a lease on
October 24, 1990 for the western portion of the Air Cargo
Building measuring fifty-four feet by thirty fee (54' x 30')
presently located at the Key West International Airport, and nine
thousand five hundred thirty-five (9,535) square feet of open
land adjacent to the building, and
WHEREAS, the COUNTY and FEDEX intend to amend that lease to
include the eastern portion of the Air Cargo Building and
additional parking adjacent to the building.
NOW, THEREFORE, for and in consideration of the mutual
covenants and agreements herein contained, and other valuable
considerations, COUNTY does hereby lease unto FEDEX, and FEDEX
does hereby lease from COUNTY certain premises and facilities,
rights and privileges, as follows:
1) Premises. COUNTY does hereby lease to FEDEX, and FEDEX
leases from COUNTY, the eastern portion, measuring forty-seven
feet by thirty feet (47' x 30') of the Air Cargo building pre-
sently located at the airport, as indicated on the drawing
labelled as Exhibit "A" that is attached hereto and made a part
hereof, and one thousand nine hundred forty square feet of open
land adjacent to the building for parking. This amendment to the
lease would make the new total leasehold building area three
thousand thirty (3,030) square feet and the parking area ten
thousand four hundred seventy-five (10,475) square feet, as
indicated on Exhibit "A."
2) Additional Rent. During the term of this amendment to
lease, FEDEX shall pay to the COUNTY additional rent as follows:
(1) the amount of eight dollars and forty-one
cents ($8.41) per square foot, for the area of one
thousand four hundred ten (1,410) square feet, in the
Air Cargo building, for an additional rate of eleven
thousand, eight hundred fifty-eight dollars and ten
cents ($11,858.10) per annum, plus applicable sales
tax. This additional amount would make the new total
leasehold building area rental $25,482.30 per annum
plus applicable sales tar., and
(2) the amount of thirty-six and three -tenths
cents ($0.363) per square foot, for an area of nine
hundred forty (940) square feet, of open land adjacent
to the Air Cargo building, for use of loading,
unloading, and parking of automotive vehicles, for a
total rate of three hundred forty-one dollars and
twenty-two cents ($341.22) per annum, plus applicable
sales tax. This additional rental amount would make
the new total leasehold of open land adjacent to the
Air Cargo building $3,802.43 per annum plus applicable
sales tax.
3) An additional deposit of two thousand five hundred
dollars ($2,50-0.00) is required.
4) The remainder of the lease between the parties dated
October 24, 1990, remains in full force and effect.

be executed as of the day and year above written.
