and bath house at Clarence S. Higgs Memorial Beach, Key West, Monroe
County, Florida, and offer the sum of $150. 00 per month rental for said
concession. Enclosed herewith is our bid bond in the amount of $500. 00,
in accordance with specifications.

Gentlemen:
Notice is hereby given that the undersigned intends to exercise its option
to renew that certain lease agreement entered into on the 24th day of
December, 1968, between the County of Monroe, State of Florida, and
Mario E. Martinez, Will E. P. Roberts, Jr. and Bernie C. Papy, Jr.,
d/b/a "The Driftwood on the Beach", which said lease expires on the
23rd day of December, 1971.
It is therefore requested that the Board approve said lease for an additional
period of three (3) years commencing on the 24th day of December, 1971,
and ending on the 23rd day of December, 1974, under the same terms and
conditions therein.
It is further requested that permission be granted to sub -lease to the
same party now having said premises under sub -lease previously approved
by said Board for the additional three (3) year extension of same.

Imeas�erbe advised that I do hereby exercise my option, as con-

additional three years under the same terms and conditions as
contained in my lease agreement.
By this letter, the exercises of the option, under paragraph 14,
as above stated, operates to automatically extend my lease agree-
ment for an additional three years under the same terms and con-
ditions as contained in said lease. However, if you feel that a
new lease agreement should be signed, kindly forward the same for
my siTnsture. If not, it is my understanding that the exercise of
my options stated above, automatically extends my lease for the
three years agreed upon.
It is renuested that you please acknowledge receipt of this letter
so trtt we may have a full understanding of my position and yours.

Dear Mr. Fleer:
In response to your letter dated December 16, 1977, regard-
ing the possible renewal of your lease, I must advise you at this
time that the lease is in default in that there is a failure to
comply with paragraphs 5 (a) and 5 (c) of that certain lease dated
January 7, 1975 referred to above. This is to advise you that in
accordance with paragraph 10 of the aforesaid lease, you have ten
(10) days from the date of this notice in which to correct the afore-
said defaults otherwise the County will forthwith declare the afore-
said lease forfeited and immediately re-enter and repossess said
leased property. Your immediate attention to this matter is required.
In addition, it is also noted that the insurance must pro-
vide for coverage for all activities of the Lessee and that there
has been no authority to sublet under the terms of the aforesaid
lease dated January 7; 1975.
