I am attaching the originals of the following closing documents: Warranty Deed, No Lien
Affidavit, Closing Statements, Certificate of Corporate Good Standing, Sworn Statement pursuant
to Section 287.133 (3XA), Florida Statutes, on public entity crimes, Sworn Statement under
Monroe County Ordinance number 10-1990, Affidavit pursuant to Section 607.1202, Florida
Statutes, Corporate Resolution approving We, and Title Commitment.
I want to give you a brief explanation concerning the closing statement. Rob Wolfe, Assistant
County Attorney, sent you a memorandum dated April 15, 1994, indicating that the total amount
due the Seller is $335,503.47. Just a brief word of explanation on that. You will note from line
603 of the closing statement that the amount due to Seller is $333,453.47. However, we need to
add the amounts from lines 1108 and 1110 from the second page of the closing statement to the
amount due Seller. Although the contract for sale and purchase did not require the Seller to
furnish a title policy, Randy Ludacer preferred to have the Seller issue a title policy, under the
circumstances. Therefore, on line 1108, the Seller is charging us the promulgated rate for a title
policy, $1,825.00. He is also charging on line 1110 $225.00 for his title search. Accordingly,
these two amounts need to be added to the amount of $333,453.47, for a total due the Seller of
$335, 503.47.
