SETTLEMENT AGREEMENT
The Board of County Commissioners of Monroe County and Mariluz and Salvador
Castaner New Buyer(s) of the property, hereby agree to settle the existing code enforcement
liens imposed by the Special Magistrate regarding real property located at, 190 Normandy,
Tavernier, FL 33037, as follows:
1. The County brought actions in 2012 to enforce compliance and unpaid code
enforcement liens against Jesus Sanchez and Maira Sanchez, and their property
located at Lot 24, in Block 3, of BLUE WATER TRAILER VILLAGE, SECTION 4,
according to the Plat thereof, as recorded in Plat Book 6, at Page 100, of the Public
Records of Monroe County, Florida. Also known as 190 Normandy Drive, Tavernier,
Florida 33037, Monroe County, Florida (RE #: 00489136-012400) ("the Property") as
a result of violations found in Code Enforcement case numbers CE12050075.
2. Jesus and Maira Sanchez currently own the property and the County has filed a
lawsuit in the Circuit Court, case number 15-CA-594-P, for money judgment,
foreclosure, writ of execution and injunctive relief.
3. In Code Enforcement Case CE12050075, property owners, Jesus and Maira Sanchez,
were ordered to gain compliance by November 30, 2013, with regards to violation of
Monroe County Code, §110-140.(1) imposing a daily fine of $350.00 per day which
commenced running on December 1, 2013. Compliance has not been achieved;
therefore, the daily fines continue to run.
4. The New buyer(s) agrees to:
• Pay $43,694.00 to Monroe County for all fines and costs;

• Complete cleanup and compliance within 6 months of closing of the property;
a If not compliant by the 6 month deadline, this agreement is voidable solely at
the discretion of the County, and shall revert to the existing fine imposition of
$350.00 per day and the $43,694,00 is treated as partial payment of fall lien
amount.
5. Payment shall be made payable directly from closing proceeds to: Monroe County
Code Compliance, Attn: Nicole Petrick, 2798 Overseas Highway, Marathon, FL
33050.
6. Once the outstanding settlement amount is received in full and the final inspection of
property is completed, upon the execution of this agreement and approval from the
Board of County Commissions, the County will:
• Issue a release and satisfaction of the underlying code enforcement liens for
filing by the New Buyer(s) in the Official Records of Monroe County.
• File a notice of voluntary dismissal with prejudice and release of lis pendens
with the clerk.
7. By entering into this agreement, each party agrees to waive any and all claims that it
have raised and/or potential claims that it might have been able to raise as a
