AGENDA ITEM WORDING:
Approval of a five year Rental Car Concession Agreement with the
Hertz Corporation for the continued non-exclusive right to operate an automobile rental concession
at the Key West International Airport providing $47,160.96 annual rent plus taxes and a 10%
concession fee on gross revenue.
ITEM BACKGROUND:
The Hertz Corporation has been operating at The Key West International
Airport since 1999. The annual rent paid in FY2015 was $39,127.32 plus a 10% gross revenue fee in
the amount of $216,191.00 based on a total gross revenue of $2.1 million. They currently occupy
space #101 in the passenger arrival building for use as their rental car office and counter which
consists of 328 square feet and have twenty-nine (29) rental car ready spaces in the parking lot. The
lessee agrees to pay the current rate of $52.32 per square feet per year ($1,430.08/mo.) for the
office/counter space plus a capital improvement fee of $2,500/mo for a total of $3,930.08/mo. plus
tax. Hertz also agrees to continue to pay a 10% concession fee on gross revenue each month, or a
minimum of $150,000/yr. This Agreement is for a term of five years, commencing July 1, 2015 and
terminating on June 30, 2020.
PREVIOUS RELEVANT BOCC ACTION:
The County originally entered into a Lease Concession Agreement with the Hertz Corporation on
February 21, 2000 for five years commencing April 21, 1999. On March 16, 2005 the County
entered into a 10 year agreement commencing on April 20, 2004 and expiring on April 20, 2014 and
since that time they have operated on a month-to-month basis.
