Having a rule that states that a residential road, vacant lot, or an existing home does not constitute a break puts almost every wooded lot in Monroe County at risk of not being buildable. Wooded lots are already burdened by 40% clearing and mitigation. 3. Minimum home building costs are at least $150,000 at today's prices for a 1,500 square foot modular home. .f 4. This puts the minimum cost for a home for a working family that does not qualilY for affordable housing at: Lot - $100,000 Mitigation - $ 25,000 Home - $150,000 TOTAL $275,000 5. Add to this number if your lot is across the street, adjacent to or backs up to more than one acre with 10 points--cost $275,000 + $10,000 x 10 - Cost $375,000 on a dry, high wooded lot out of the reach of working families and unbuildable. 6. The County's intent is to buy properties over one acre contiguous, not to have to buy small lots that are located in existing neighborhoods. 7. Placing a burden of $175,000 on a lot that has no environmental value will open the county to endless lawsuits and direct money to buy one acre or larger properties to buying individual lots. 8. Not having residential roads, scarified lots and existing homes as a break works against working families, purchasing one acre or larger properties and the ability of the county to move on to other issues due to indefensible lawsuits.
