LEASE AGREEMENT SECOND RENEWAL AGREEMENT
FOR
NON - PROFIT ORGANIZATIONS
THIS SECOND RENEWAL LEASE AGREEMENT is made and entered into this — day
of November, 2013, between MONROE COUNTY BOARD OF COUNTY COMMISSIONERS, a
political subdivision of the State of Florida, (hereinafter Owner or Lessor) party of the first part; and the
FLORIDA KEYS OUTREACH COALITION (hereinafter Tenant or Lessee), party of the second
part,
WHEREAS, on August 21, 2002, the parties hereto did hereby execute a Lease Agreement
(hereafter Original Lease) for Non - Profit Organizations for 396 square feet of useable space located on the
second floor of the Juvenile Justice Building located at 5503 College Road, Stock Island, Key West,
Florida; and
WHEREAS, on August 15, 2007, the parties hereto did exercise the first of two five -year options to
renew and executed a Lease Agreement Renewal for Non - Profit Organizations; and
WHEREAS, on April 20, 2011, the parties hereto did exercise an amendment to add 148 square feet
of space for a total of usable office space of 544 square feet; and
WHEREAS, the LESSEE is relocating its administrative offices effective January 31, 2012 and on
December 14, 2011 was released from its obligation under this lease of the 396 square feet used for its
administrative offices at the Juvenile Justice Building, but retained 148 square feet for storage; and
WHEREAS, the LESSOR has determined that it is in the best interests of Monroe County to lease
the LESSEE under this lease 148 square feet of useable space, in suite 208 at the Juvenile Justice Building;
and
WHEREAS, the parties have found the original Agreement as amended to be mutually beneficial;
NOW, THERFORE, in consideration of the premises and of the mutual covenants and agreements
herein contained, and other valuable considerations, LESSOR does hereby grant and lease unto LESSEE
and LESSEE does hereby lease from LESSOR, certain premises, rights and privileges as follows, to wit:
1. Pursuant to Item 2. TERM, B of the Lease dated August 21, 2002, Lessor and Lessee wish to
exercise the second of (2) two five -year options to renew the Lease
2. Item 3 of the Original Lease, RENT, paragraph "A" is amended as follows:
RENT. For the use of the premises, the LESSEE must pay the COUNTY the sum of
$2,784.72 per year, for 148 square feet of storage space at $18.82 per square foot, which
rental sum is due in monthly installments of $232.06 on the first day of the month
payable in advance. The twelve monthly payments shall be remitted to Monroe County
Clerk's Office, 500 Whitehead Street, Key West, FL 33040.
3. Item 3 of the Original Lease, RENT, paragraph "B" is amended as follows:
The Contract amount may be adjusted annually in accordance with the percentage change
in the U.S. Department of Commerce Consumer Price Index (CPI -U) for all Urban
Consumers as reported by the U.S. Bureau of Labor Statistics and shall be based upon the
CPI -U computation at December 31 of the previous year.
4. The lease renewal shall commence on October 1, 2012, and will expire on September 30, 2017.

5. All other provisions of the Original Lease Agreement for Non - Profit Organizations dated
August 21, 2002, the Lease Agreement Renewal dated August 15, 2007, the Lease Agreement
Amendment dated April 20, 2011 and the Lease Agreement Second Amendment dated December 14,
2011 not inconsistent herewith shall remain in full force and effect.
IN WITNESS WHEREOF, the parties have hereunto set their hands and seals, the day and year
written above.
