ITEM BACKGROUND: Renderings were developed by Pike Architects, Inc. to illustrate a potential Florida Keys Community College building on vacant land owned by Monroe County on Atlantic Avenue near the Key Largo Community Park. Proposed building can be up to 10,000 square feet with 8 potential dorm rooms on the lot. Vacant lot is described by Real Estate identification number 00453440-001100. The development of a North campus in Key Largo will allow FKCC to better serve the needs of Monroe County residents, by bringing the educational services that FKCC offers to the highly - populated and Under -served upper Keys area, In order to facilitate this endeavor, FKCC has identified certain sites that Would be appropriate for expansion. Among those sites is a 1.12 acre parcel, located at the intersection of Atlantic Boulevard and Homestead Avenue in Key Largo, owned by the Monroe County Board of County Commissioners (the "Parcel"). The Parcel is identified by the Monroe County Property Appraiser as RE Number 453440.001100, and is currently vacant. FKCC respectflully requests that Monroe County convey the Parcel to FKCC, in the interest and f"or the benefit of Monroe County, Tile development of a North campus on the Parcel would put FKCC's educational services in coriverlient proximity to many Monroe County residents, would improve the character of the surrounding COMM Lill it)', and could bring revenue to Monroe County by drawing Students from the ncarby I lornestead. FKCC envisions development of the parcel with a mix of institutional transient and institutional uses, consisting of dormitories for students, classroom buildings, and attendant facilities. If Monroe County determines to convey the Parcel to FKCC, FKCC would utilize the parcel exclusively for education and housing of students. In order to ensure the Parcel is utilized for the benefit of Monroe County and for the purpose of educations, FKCC is amenable to a reversionary clause in the conveyance, which would ensure the Parcel would return to Monroe County's ownership if at any time the Parcel was utilized for purposes other than education or housing of students.
