Attached is a duplicate original of Item G7, Amendment 1 to Lease Agreement to
reimburse the Lessor (Keys Churches, LLC) for internet services provided and change the delivery
address of lease payment for Pearl House of Worship, which is being used as a congregate meal
site while the Plantation Key Courthouse complex is developed. The lease is funded by project
funds from the infrastructure sales surtax as a temporary location during construction, for your
handling.

AMENDMENT ONE TO LEASE AGREEMENT
THIS AMENDMENT TO THE LEASE AGREEMENT is made and entered into this 20th day of
November 2018, by and between KEYS CHURCHES, LLC, a Florida Limited Liability Company ( "Lessor"),
and MONROE COUNTY, a political subdivision of the State of Florida ( "Lessee ").
WHEREAS, the Lessor and Lessee entered into a Lease Agreement dated September 19, 2018,
( "Lease Agreement "); and
WHEREAS, it was discovered after approval of the Lease that Lessor's address for delivery of the
monthly rental check was incorrect in paragraph 4 of the Lease Agreement and the parties seek to correct
the address in this amendment; and
WHEREAS, the Lease Agreement provided for the Lessee to provide all utilities, including internet
service; and
WHEREAS, the Lessor has already established internet service through Comcast Business existing
at the Premises; and
WHEREAS, in order to avoid duplication of internet services at the Premises, the Lessor and Lessee
seek to amend the Lease Agreement to allow for the already established internet services to be provided
by the Lessor for use by the Lessee and for the Lessee to reimburse the Lessor for use of the internet
services;
NOW, THEREFORE, IN CONSIDERATION of the mutual promises and covenants set forth below,
the Lessor and Lessee agree as follows:
1. Paragraph 4. Rent shall be amended to read as follows:
4. Rent. Lessee shall pay the Lessor the sum of Two Thousand Five Hundred and 00/100
($2,500.00) Dollars per month, due on the first day of each month, including any extension
periods, with the initial payment due on October 1, 2018, payable in advance and remitted to
Keys Churches, LLC, at 79 Mutiny Place, Key Largo, Florida 33037.
2. Paragraph 7. Utilities shall be amended to read as follows:
7. Utilities. Lessee shall be responsible for payment of all utilities on a monthly basis,
including but not limited to the following as necessary, water, electric, sewer, solid waste, trash
removal, telephone, cable, LP gas, insect and rodent extermination or other such utilities, as
needed by Lessee.
Lessor will provide internet services, which will be reimbursed by Lessee in the amount of $46.63
for the pro rata portion of Internet services from October 1, 2018, to October 20, 2018, and
thereafter for the monthly amount of $69.95.
3. This amendment shall be retroactive to October 1, 2018.
4. The remaining terms of the Lease Agreement dated September 19, 2018, not inconsistent
herewith, shall remain in full force and effect.
