- This Quit Claim Deed made this 6th day of September 2019 by THE NATURE CONSERVANCY, a nonprofit
corporation organized and existing under the laws of the District of Columbia, authorized to transact business in the State of
Florida as The Nature Conservancy, Inc., and having its principal place of business at 2500 Maitland Center Parkway, Suite
- 311, Maitland, FL 32751, hereinafter called the Grantor, to MONROE COUNTY COMPREHENSIVE PLAN LAND
. AUTHORITY, a land authority under Section 380.0663(1), Florida Statutes, and Monroe County Ordinance Number 031-
1986,whose post office address is 1200 Truman Avenue, Suite 207,Key West,FL 33040,hereinafter called the Grantee:
(Whenever used herein the terms"grantor"and"grantee"include all the parties to this instrument and the heirs,legal representatives,and assigns of individuals,
and the successors and assigns of corporations,trusts and trustees)
Witnesseth,that said grantor, for and in consideration of the sum TEN AND NO/100 DOLLARS($10.00)and other good
and valuable consideration to said grantor in hand paid by said grantee, the receipt whereof is hereby acknowledged, does
hereby remise, release, and quitclaim to the said grantee, and grantee's heirs and assigns forever, all the right, title, interest,
claim and demand which grantor has in and to the oil,gas and other minerals that may be produced from the following described
land,situate,lying and being in Monroe County,Florida to-wit:
Lot 9,Block 35,SANDS SUBDIVISION,according to the plat thereof,as recorded
in Plat Book 1,Page 65,of the Public Records of Monroe County,Florida.
PROVIDED, HOWEVER,that notwithstanding this conveyance of the mineral estate herein described, Grantee agrees for
itself, its successors and assigns that it shall not contract, prospect for, drill or enter or disturb the surface of said property for
purposes of removing any minerals,the same being expressly prohibited.
To Have and to Hold,the same together with all and singular the appurtenances thereto belonging or in anywise
appertaining, and all the estate, right, title, interest, lien, equity and claim whatsoever of grantor, either in law or
equity,for the use,benefit and profit of the said grantee forever.

Before me,the undersigned authority,personally appeared Geoff Rich("Affiant"),as Assistant Secretary of
THE NATURE CONSERVANCY, a nonprofit District of Columbia corporation (the "Corporation")who after first
being duly sworn,deposes and says as follows:
1. Corporate Resolution. The following action has been duly authorized, in accordance with The Nature
Conservancy's Policies and Procedures via delegations of authority, by the Board of Directors of The Nature
Conservancy in connection with the project known as Costa Trust/Richards Trust in Monroe County, Florida Keys
Mineral Rights,Florida,and have not been revoked and are in full force and effect on the date hereof:
Any officer of The Nature Conservancy,any person designated in writing by any
such officer, or a Vice President, or any person designated in writing by a Vice
President may take any and all actions (including the execution, delivery or
acceptance of deeds or other legal documents), provided such actions are
consistent with internal policies and procedures necessary to implement the
project as described above, including: Assign, sell, and convey rights in the oil,
gas, and other minerals acquired by The Nature Conservancy pursuant to that
certain Mineral Deed Assignment recorded in Official Records Book 1129,Page
967,Public Records of Monroe County.
2. Incumbency Certificate. Affiant further states that Laura P.Robinson is a duly appointed and incumbent
Assistant Secretary of the Corporation,without attestation of any secretary for the Corporation and is duly authorized
to act on behalf of the Corporation without the attestation of any secretary or assistant secretary for the Corporation.
3. Statements Made Under Oath. Affiant is familiar with the nature of an oath and has made the foregoing
statements under penalty of perjury.
