ZONING RESOLUTION NO. Z-l1
WHEREAS, the Board of County Commissioners of Monroe County,
Florida desires to amend the Monroe County Zoning Regulations to in-
clude a new section to provide for Condominium Travel Trailer Subdi-
visions, now, therefore,
BE IT RESOLVED BY THE BOARD OF COUNTY COMMISSIONERS
OF MONROE COUNTY, FLORIDA, that the Monroe County Zoning Regula-
tions be, and the same are hereby amended to include the following sec-
tion, to-wit:
SECTION 9-C
R U - 6 CONDOMINIUM TRAVEL TRAILER SUBDIVISION
1. As used in this section, unless the content requires otherwise:
(1) A "Travel Trailer" means any vehicular portable structure
built on a chassis designed by the manufacturer as a temporary recrea-
tional dwelling for travel, recreational a.nd vacation use and, when equip-
ped for the road, with a body length not exceeding 33 feet and width not ex-
ceeding 8 feet, and weight not exceeding 5,500 pounds, hereinafter called
"Travel Trailer".
(2) A "Truck Coach" means any portable structure, without
chas sis, on wheels built by the manufacturer for transport by truck and
designed as a temporary dwelling for travel, recreational and vacation use,
hereinafter called "camper".
(3) A "Condominium Travel Trailer Subdivision" is a subdivi-
sion designed and intended for single family recreational unit utilizing travel
trailers, or truck coaches as the principal sleeping and shelter facility and
having such common use facilities as bath houses, water and sewage dis-
posal systems, access roads, parking areas, and such recreational areas
as the developer may include in the subdivision for the common use and
benefit of the owners and occupiers thereof. Such other areas shall be
designated as common use facilities on the plat of said subdivision filed
pursuant to the regulations herein contained. Additionally, the area may
include such commercial facilities for the convenience of th'e owners and
occupiers not included as a common element, such as a marina, office,
grocery, laundry, and automobile and boat service facility and others con-
sistent therewith.
2. In order to secure safety from fire hazards; to promote health
and the general welfare; to provide adequate light and air; to prevent the
overcrowding of land and water; to avoid undue concentration of population;
to facilitate the adequate provisions of transportation, water, sewage,
parks and other public requirements; and to encourage the most appropri-
ate use of land and water throughout Monroe County, it is provided that
Condominium Travel Trailer Subdivisons shall conform to the following
requirements:
(1) Condominium Travel Trailer Subdivisions shall be served
by central water and sewage installation approved by the State Board of
Health. The minimum lot size shall be one thousand eight hundred (1,800)
square feet with a minimum lot width of thirty (30) feet.
(2) The principal sleeping and shelter facilities defined herein-
above may not be placed on any permanent or semi-permanent foundation
except as is customarily provided by the manufacturer of such facilities,
and each facility shall at all times be maintained in as mobile a condition
as is reasonably possible, consistent with its use as a sleeping and shelter
facility for camper s.
(3) There shall be a landscaped vegetative buffer zone at least
and six (6) feet high
twenty (20) feet wide/where the developer abuts a higher zoning clasifica-
tion. No buffer zone is required along the waterfront boundary. A twenty
(20) foot setback shall be required from an exterior road.
(4) The minimum area to be developed as condominium travel
trailer subdivision shall be fifty (50) acres and not more than twelve (12)
units per gross acre shall be permitted.
(5) No more than one (1) principal recreational living unit shall
be placed on any site at anyone time.

3. All weather roads (shell, marl, rock or hard surface) shall be
provided and maintained by the condominium association. Two-way roads
shall have a minimum width of twenty (20) feet and one-way roads fifteen
(15) feet. Adequate turning radii must be provided at all time s.
4. Facilities for emptying sewage tanks of self-contained trailers
shall be provided at all resort parks by the condominium association.
5. Ground Anchors: Two (2) ground anchors shall be provided for
at each end of all recreational vehicles, regardless of length of the auger
type or of the dead man type, sufficient to anchor the recreational vehicle
to withstand a vertical stress per anchor of 1,500 pounds minimum.
6. Tie-Downs: It shall be the responsibility of owners of recrea-
tional units to tie down any unit parked for a period longer than two (2)
weeks, or during any officially declared hurricane watch.
