SCOPE OF SERVICES
Background
Past involvement in various airfield real estate assets from FBO's,to land rent determination to
air cargo facilities, to both high and low bay hangars allows a significant amount of market
information and contacts to be provided to assist in the rental negotiations. The data assembled
can be forwarded to the Appraisal Company of Key West to supplement and expand their scope
of market information available for the current rental value determination. The current
comparable rental benchmarks will be assembled from airfields positioned nationally including
Hawaii with similar economic\c characteristics as Key West.
Ongoing Involvement
Following the assembly and analysis of the similar real estate product as the Fed Ex facility and
abutting land, both an on-site inspection of the facility will be incurred as well as participation
in the final rental rate determination. This component of our consulting role may occur in Key
West,or Fed Ex's headquarters in Memphis.
Fixed Fee
Our fee for participation at all levels inclusive of all expenses will not exceed the sum of
$13,000. Any additional charges for Recondo's administration will be added on to the above.
Recognizing the Fed Ex's final rental rate determination may require an extended timeline, our
time and costs will be invoiced monthly with supporting information. The coordination of all
the above will be with Richard Strickland, Senior Director of Argonaut for the County of
Monroe, Florida.
