Due to the historic nature of this structure, there are ongoing air quality issues in the gallery. The design services proposed with this Task Order will analyze and determine best approaches to correct the air quality issues and provide design documents through construction administration services. FOR EAST MARTELLO FORT A/C AND WINDOW UPGRADES In accordance with the Agreement for Professional Architectural and Engineering Services,made and entered into on December 19, 2018 between MONROE COUNTY, ("County") and BENDER & ASSOCIATES ARCHITECTS, P.A., ("Consultant"), where professional services are allowed if construction costs do not exceed $2,000,000.00, or for study activity if the fee for professional services for each individual study under the contract does not exceed $200,000.00 "U ("Agreement"), the parties enter into this Task Order. 0 All terms and conditions of the Agreement apply to this Task Order, unless this Task Order y amends,adds,or modifies a provision or an Article of the Agreement of which will be specifically referenced in this Task Order and the amendment, addition, or modification shall be precisely described. WHEREAS,the Stanley Papio Gallery at the East Martello Fort is currently air-conditioned space y but has air quality issues that need to be resolved, and WHEREAS, the County has received a grant from the Tourist Development Council to address and correct the air quality issues in the gallery. NOW,THEREFORE, in consideration of the mutual promises and covenants set forth below, the i parties agree as follows: ca 1. In accordance with Article II,SCOPE OF BASIC SERVICES of the Agreement, the Consultant will provide design services through construction administration services for the A/C and window upgrades in the Stanley Papio Gallery at the East Martello. Services provided shall include: • Prepare base documents/floor plans • Conduct research and provide draft report on effects of A/C on historic masonry structures and possible remedies and strategies • Coordinate Indoor Air Quality (IAQ) study and determine and analyze results and y strategies and provide draft report. r • Conduct stakeholder meetings with Key West Art& Historical Society (KWAHS) and County Project Management to determine program requirements. In accordance with Article VII paragraph 7.1.1 of the Agreement, the County shall pay the Consultant a lump sum total of Fifty-Seven Thousand One Hundred and 00/100 LU dollars ($57,100.00)paid on a percent complete basis for the following phases: a. Schematic design (30% complete construction drawings)-$5,710.00, upon document review and approval by the Director of Project Management. y b.
