Dear Ms. Shepard:
Monroe County has made the decision to relocate its current District 2 Commissioner's Office to
another location in Big Pine Key. We are herewith providing our Notice of Termination of the above
Lease pursuant to Paragraph Twenty-Fourth and the sub-paragraph titled"Termination for Convenience"
of the above Lease. The Notice of Lease Termination is herewith enclosed.
As you will see in the Notice, Monroe County will have vacated the office by July 31, 2021,
pursuant to-its required ninety (90) days' written notice. This letter is to advise though that the County
will be vacating the property prior to the ninety days if you wish to begin advertising the space earlier.
We actually anticipate having all our personal property removed from the office space in early May.
Therefore, if you wish to start showing the space to prospective tenants,we are willing to work with you
in doing so. We are obligated to pay our rental amount pursuant to the Lease terms for the remainder of
the ninety days' time period and will be doing so. However, we would be willing to relinquish any
remaining term of the Lease if you were able to obtain a new tenant prior to July 31" and be willing to
forego the balance of any rental we may owe at that time. Hence, saving some funds on behalf of the
taxpayers of Monroe County.
Willie DeSantis, Director of Facilities Maintenance,and Alice Steryou,the Contract Monitor, will
be your points of contact for any communications with regard to terminating this Lease and returning the
property to you. Once we have vacated the property,they will be in contact with you. We appreciate the
relationship that the County has had with your entity through the years and look forward to perhaps
working with you in the future.

NOTICE OF LEASE TERMINATION

PLEASE TAKE NOTICE that the Lessee, THE COUNTY OF MONROE, has elected to
terminate its Lease dated March 18, 2015, as amended, with Lessor, SHIPS WAY, INC. This
Lease is being terminated for convenience pursuant to paragraph Twenty-Fourth, sub-paragraph
titled "Termination for Convenience" of said Lease. Pursuant to the teens of the Lease, Monroe
County is terminating its Lease for the above Premises by giving the required ninety (90) days'
written notice.
Monroe County will vacate and surrender the leased Premises unto Lessor within the ninety (90)
days' time period,with said notice period expiring at midnight on Saturday,July 31,2021.
Monroe County will have completely vacated the Premises by the above-stated deadline,or earlier,
and arranged for all of the utilities held in the name of Lessee to be turned off upon its move-out
date. If the Lessor would rather just transfer the accounts to its name, however, Lessor should
---inform the Lessee as soon as possible.
THIS NOTICE OF LEASE TERMINATION IS GIVEN PURSUANT TO APPLICABLE LAW
AND IN NO WAY IMPAIRS ANY OF THE OTHER REMEDIES OR RIGHTS OF THE
LESSOR OR LESSEE UNDER THE LEASE AGREEMENT OR UNDER APPLICABLE LAW.
