Lindquist and Carol K. Lindquist. ITEM BACKGROUND: The Lindquist are the owners of a home located adjacent to the Monroe County library on Fleming Street. The Lindquist home is at 712 Love Lane and the home abuts the Library Palm Garden. The Garden is bounded Fleming Street, Love Lane, the Lindquist home and the library building. Pursuant to the upcoming sale of the Lindquist home a survey was conducted. The survey discovered that a "hiatus" exists between the Lindquist property and the library Palm Garden parcel. In land surveyor terms, a "hiatus" is a parcel of undeeded land bounded by deeded parcels. In the instant case, there is an irregular rectangular strip of land between the library Palm Garden and 712 Love Lane that measures 68.3long with one end being 5.30 feet and the opposite end being 6.39 feet wide. The professional who performed the survey could fmd no evidence that the strip had ever received a deed or that the strip is or was a municipal or utility right of way. The Palm Garden parcel has a fence that runs along the parcel property line and the entirety of the hiatus is on the opposite (Lindquist) side of the fence. Staff has reviewed the request for the Quit Claim Deed and viewed the site at the library and have no objection to granting the Quit Claim Deed PREVIOUS RELEVANT BOCC ACTION: Previously granted a quit claim deed that included 5.4 feet of the existing hiatus.
