Services, utilities, and maintenance shall be provided by the Lessor as part of the rental consideration. The
Lessor must have a building superintendent or a locally designated representative available to promptly correct
deficiencies. The Lessor shall ensure that utilities necessary for operation are provided and all assoc:ate:d
costs are included as a part of the established rental rate.
3.2. MECHANICAL. ELECTRICAL, PLUMBING: GENERAL
The Lessor shall provide and operate all buiking equipment and systems in accordance with applicable
technical publications, manuals, and standard procedures. Mains, lines. and meters for utilities shall be
provided by the Lessor. Finned ducts. piping, and conduits are not permitted in office space.
