Seafood, Conch Key pursuing a Mayfield Working Waterfront Grant to continue its operations.
ITEM BACKGROUND: Nichols Seafood has been owned and operated by the Nichols family for
50 years since the early 1970's. The fish house was built in 1945, and is the original structure,
sitting on 1.5 AC. The property consists of the fish house with docks, and a trap yard area with docks
and water access. The island of Conch Key has been zoned Commercial Fishing Village because of
the presence of this fish house on the island. Conch Key is one of only three Commercial Fishing
Villages in the State of Florida, along with the Commercial Fishing Village of Cortez, on the West
Coast of Florida, and an area of Sebastian on the East coast of Florida. It has historical value in that
regard, as well as maintaining the only fish house outlet serving the lobster and stonecrab
commercial fishermen of the Grassy, Conch, Layton, and Lower Matecumbe areas.
PREVIOUS RELEVANT BOCC ACTION: The BOCC has pursued Working Waterfront
Grants in the past to purchase other working waterfront areas to preserve working waterfront
on Stock Island.

Good afternoon.!
My plan is to try and preserve a piece of our commercial fishing heritage here in the keys.
Nichols Seafood is located an absolutely prestigious property at the west end of Long bridge.
The existing building has been there since around 1945. I have fished out of there since 1980.
My family presently owns the largest lobster and stone crab business in the US. We pride
ourselves in producing lobster and stone crabs marketed around the world. Conch Key the only
commercial fishing village in the keys and one of a few protected in the state. I could sell it to
developers tomorrow.
I would like to keep the next few generations fishing from there if possible. I would be happy to
stay there in a lesser capacity. I'm running 3 boats and over 20k traps now and am 64. Both my
wife and I have a continuing cancer battle. My daughters and son-in-laws are ready to step up.

Dear Florida Communities Trust:
The City of Edgewater is pleased to partner with the Riverside Conservancy, which is a "Nonprofit
Working Waterfronts Organization" on the Stan Mayfield Working Waterfronts grant application for
acquisition of the Seven Mile Fish Camp property located at 205 E Boston Rd, Edgewater, FL 32141.
Acquisition of this site will enable the restoration of the property as a historic fish camp, and provide a
location for exhibitions, demonstrations, educational venues, and civic events to promote the heritage of
_ working waterfronts. This property is adjacent to a marina project that is proposed for restoration/re-
development. This area is important to the commercial fishing and aquaculture industries which it
historically supports.
The conversion of working waterfront properties to non-water-dependent use facilities has been a pattern
that effects the state's economic water-dependent commercial working waterfronts heritage. Fish camps
and marinas have been critical to connecting people with our natural resources, which include shellfish,
fish, and other wildlife that arc part of the fabric of our community and the basis of our early economy.
Indeed, the restoration of working waterfronts contribute to the culture of our city and its heritage as a
commercial fishery within tire Indian River Lagoon.
The city therefore expresses its support for this project and pledges its role as a Local Government,to act
as a backup manager to assume responsibility for management of the Project Site in the event the
Riverside Conservancy, a Nonprofit Working Waterfronts Organization, is unable to continue to manage
the Project Site. Please feel free to contact me with any questions.

provide assurance of this capacity in the form of an endowment equal to five percent of the
