Request from Island Esca pes LLC for a road and platted
driveway abandonment
Island Escapes LLC, owner of Lots 27-33, Plat of Tavornier CoveJ has
requested the abandonment of a portion of Tarpon Street, and an access
driveway to Lot 28, as shown in Plat Book 1, Page 103 of the public:
records of Monroe County.
The property js in the lmproved Subdivision (IS) land use district.
Roadway Descri ption
Tarpon St, which is the subject of the request for abandonment is shown
on the original plat of Tavernier Cove as an access road servjng only tots
29, 30 and 31 of the subdivision.
Use of the Road
There is no traffic use of tho portion of Tarpon Street that is the subject of
the abandonment request. A site visit indicates that the area of the platted
road is jndistinguishabfe from the su rrou nding area. and the abandonment
of tho originally platted roadbed should not adversely affect traffic patterns
in the area.
Development Potential
The on Iy development potential for the section to be abandoned is to
slightJy en largo the propertios that share the undeveloped roadbed
boundary. Island Escapes LlC is tho ownor of all the pfatted lots served by
the origi nal pratted roadbed and access driveway.

The portion of the road bei ng proposed for abandonment does not
termi nate on open water.
Staff Review
A review of the records and an on site inspection of the property revealed
the following:
1. ThQ original platted roadbed shows no signs of over havjng
been completed.
2. The applicant is the owner of all the platted lots that gain
access from the portion of road and platted driveway that is
the subject of the request.
3. The appl icant has received approval of the abandonment
request from The Florida Keys Aq ueduct AuthoritYt FJorlda
Keys Electric Cooperative Assn, Comcast Cable and
BeJISouth Tetecommunications.
Conclusion
Staff recommends APPROVAL of the request of rsland Escapes, LLC for
the abandonment of a portion of Tarpon Street and the platted driveway
basad on the following:
1. The portion of the undeveloped roadbed proposod for abandonment
seJVes only the applicant. Therefore the request for abandonment
meets the requi rements as outlined in the Mon roe County Code Section
16-1.
2. The road does not terminate on a body of waterJ and is consistent with
Goal 213 of the Monroe County Year 2010 Comprehensive P[an.
3. Based on the application and the supporting documentation, the area
requested for abandonment will not impair the distribution of utilities in
the neighboring ;J;rea.
