rnonths from the,date of the SHIP approval).
Applicants, who fail to submit complete applications,, who do not meet 51-11P
threshold requirem en ts or canniot close due to financing or any other reason,,may
not reapply for SHIP assistance until the following application cycle.,

SHARED APPRECIATION PROVISIOU: All 51-11P funds, under this strategy are,
sulbject to,a mortga that shall contain recapture provisions which provides for
shared,appreciation between the buyer(s),and the Monroe County SHIP Program.,
The amount due Monroe County upion sale, refinainicing or transfer of the,
property shall; Ibe calculated by adding, the sum of the principal baliance of the
SH[P loan and, 50%of the appreciated rlue. The appreciated valule shall be the
difference between thile ong'inal purchase price and the sales price less, any real
estate missiori,, less the value of any permitted improvements, and less
reasionable closing costs. Housing, units clonstructecl utilizingAffordablee Housing
Permits, which restrict appreciation in the housing unlit's uel, shall not be
subject to the Shared Appreciation Provision.
ASSUMPTION OF EXISTING SHIP MORTGAGES: Existing SHlIP Ho anus ebuyer
Mortgage Loans,may be assumed in ordier to enhance,the owner occup red
property's marketability and avoid the loss of existing affordable housing units
when the current appraised value is equal to or less than the original purchase,
price and must be recommended by the SHIP Prograrn Coordinator and
approved by,the SHIP Program Administrator.,
Existing SHIP Homebuyer Mortgage Loans of Not-For-Profit Homeownership
Developer units may be assumed for the balance of the term,of the existing loan
by new very 11ow and low income qualifiled homebuyers. 'Transfer of title,to,the
new homebuyers must be completed within a period that does not to exceed six
(6), months after repaymen't by the,existing horneowner.
