FOR PROFESSIONAL ARCHITECTURAL AND ENGINEERING SERVICES
BETWEEN MONROE COUNTY AND BENDER &ASSOCIATES ARCHITECTS, P.A.
FOR THE KEY WEST LIGHTHOUSE HURRICANE IAN REPAIRS
In accordance with the Agreement for Professional Architectural and Engineering Services, made
and entered into on January 18,2023, ("Agreement"),between MONROE COUNTY, ("County")
and BENDER & ASSOCIATES ARCHITECTS, P.A., ("Consultant"), where professional
services are allowed if construction costs do not exceed $4,000,000.00, or for study activity if the
fee for professional services for each individual study under the contract does not exceed
$500,000.00 ("Agreement").
All terms and conditions of the Agreement apply to this Task Order, unless this Task Order
amends, adds, or modifies a provision or an Article of the Agreement of which will be specifically
referenced in this Task Order and the amendment, addition, or modification shall be precisely
described.
This Task Order is effective on the 13th day of February 2023.
WHEREAS, on September 27, 2022, the eye of Hurricane Ian passed 70 miles west of Key West
resulting in storm surge, flooding, and high winds impacting County-owned properties; and
WHEREAS,the Key West Lighthouse and Keepers Quarters Building sustained extensive damage
to the property and structures that necessitate repair.
NOW, THEREFORE, in consideration of the mutual promises and covenants set forth below, the
parties agree as follows:
1. In accordance with Article II, SCOPE OF BASIC SERVICES of the Agreement as
amended, the Consultant will provide design services through construction administration
to facilitate the repairs to the Key West Lighthouse and Keepers Quarters Building.
Damages sustained include:
• Copper Gutter
• HVAC Condensing Unit and Air Handler
• South Porch Stair(broken stair beam, broken post, broken railing)
• Slate Roof Tiles
• Historic Fencing at south side of property
• Downed Tree/Landscaping
• Lattice under Keepers Quarters Building

Services provided shall include:
• Field Measurement of the existing damage
• Construction Drawings and Technical Specifications —as required for permitting.
• Permitting Assistance—including Historic Architecture Review Commission(HARC)
and the City of Key West Building Department
• Bidding Support Services—including attending pre-bid meeting and responding to pre-
bid RFIs.
• Construction Administration Services — including jobsite meetings, responding to
RFIs, Payment Application review/approval, and assistance with closeout documents.
2. In accordance with Article VII paragraph 7.1.1 of the Agreement,the County shall pay the
Consultant a lump sum total of Fifteen Thousand,Nine-Hundred, Sixty and 00/100 Dollars
($15,960.00)paid on a percent complete basis for the following phases:
a. Existing Conditions and Design Drawings-$5,586.00 upon completion of site visit,
document review and approval by the Director of Project Management.
b. Construction Documents - $5,586.00 upon document review and approval by the
Director of Project Management
c. Bidding Phase- $ 798.00 upon completion
d. Construction Phase Contract Administration - $3,990.00 upon completion
All other Terms and Conditions of the Agreement remain unchanged and in full force and effect.
IN WITNESS WHEREOF,each parry caused this Task Order to be executed by its duly authorized
representative.
