Item Background:
The subject property consists of 51 parcels totaling approximately 50 acres within
Niles Channel subdivision and Summerland Key Properties subdivision along Niles Road near mile
marker 25 on the bayside of Summerland Key. The property is zoned Sparsely Settled and Native
Area, is designated Tier 1 – Natural Area, and consists of tropical hardwood hammock uplands, salt
marsh and buttonwood transitional wetlands, and mangrove wetlands. The sales price of $450,600
corresponds to the property’s appraised value based on an appraisal commissioned for the US Fish
and Wildlife Service.

Previous Governing Board Action:
The Board approved the purchase of the subject property from
multiple sellers via 12 transactions during the period from 1989 to 1992. The proposed sale to the
federal government will be the Land Authority’s second within two years. On May 21, 2008 the Board
approved the sale of a three-acre parcel at the northern end of Niles Road (Tract BBB, Summerland
Key Properties) to the United States of America and that transaction closed September 30, 2008.
