AGENDA ITEM WORDING:
Approval of Lease Amendment No. 2 with the United States of America (GSA) adding an additional
1,701 square feet of office and related space at the Key West International Airport for occupancy and
use by the Transportation Security Administration(TSA).
ITEM BACKGROUND:
The GSA is the leasing agent for the TSA. The airport has leased space to the TSA for TSA screening
purposes since 2003. When the security checkpoint was re-federalized in March of 2022, the TSA
acquired 1,701 additional square feet of space formerly occupied by the contracted TSA screening
contractor. Amendment 2 provides for payment of back rent due from March 1, 2022 through January
31, 2024, and effective February 1, 2024, the rental rate for the added space will be paid at the current
terminal rental rate and adds payment for janitorial services for all areas occupied by the TSA.
PREVIOUS RELEVANT BOCC ACTION:
Since 2003, the GSA has leased space at the Airport for the TSA. On April 15, 2015, the BOCC
approved the current 5-year lease that expires on June 30, 2019. On August 19, 2020, Amendment No.
1 was approved revising the address in the lease to be the physical address of the airport.

CONTRACT/AGREEMENT CHANGES:
Provides for payment of back rent due from March 1, 2022 through January 31, 2024, and effective
February 1, 2024, increases the rental rate for the added space to the current terminal rental rate and
adds reimbursement of the cost of providing janitorial services.
