Item Background: This acquisition is proposed to resolve regulatory issues, protect natural resources,
and facilitate stewardship of County property. The subject property consists of two adjoining lots (0.27
acre total) of tropical hardwood hammock on Angelfish Road on Ramrod Key. The property is zoned
Improved Subdivision and designated Tier 3-A Special Protection Area. Although the property is
currently in the ROGO with a score of 17, it is also on the FEMA flood insurance prohibition list and for
this reason the owner no longer wants to build on the site. The purchase of this property will eliminate
potential development within the surrounding 11-parcel County-owned natural area. The owner has
agreed to sell for the tax assessed value of $90,000.
The Executive Director has executed the Land Authority's standard purchase contract for this
transaction. The agenda packet spreadsheet lists the legal description, purchase price, and estimated
closing costs.
Advisory Committee Action: On January 24, 2007 the Land Authority Advisory Committee voted 5/0
to approve this purchase.
Previous Governing Board Action: The Board has purchased other environmentally sensitive lots in
this area of Ramrod Key.
Contract/Agreement Changes: None. The Seller has executed the Land Authority's standard
purchase agreement.
