political subdivision of the State of Florida whose post office address is 1100 Simonton Street,Suite 205,Key West,FL
33040 of the County of Monroe,State of Florida,grantee*,
Witnesseth that said grantor, for and in consideration of the sum of TEN AND NO/100 DOLLARS($10.00) and other
good and valuable considerations to said grantor in hand paid by said grantee, the receipt whereof is hereby acknowledged,
has granted, bargained, and sold to the said grantee, and grantee's heirs and assigns forever, the following described land,
situate,lying and being in Monroe County,Florida,to-wit:

Key, Monroe County, Florida, and being particularly described by metes and bounds as follows:
Commencing at the Northwest corner of Lot 24 in Section A of LONG BEACH ESTATES, as
recorded in Plat Book 5,Page 38,of the Public Records of Monroe County,Florida said corner to be
known as the Point of Beginning of the track of land hereinafter described,said corner also being on
a curve, said curve having a central angle of 26°45' and a radius of 550 feet, bear Westerly along
said curve deflecting to the right,91.46 feet to a point; thence bear South 16°31'43" East, 250 feet,
more or less to a point on the shoreline of the Straits of Florida; thence meander the shoreline of the
Straits of Florida in a Northeasterly direction, 140 feet, more or less, to a point which is bearing
South 26°03'23"East from the Point of Beginning; thence bear North 26°03'23"West,250 feet,more
or less, back to the Point of Beginning. Said lot is known as Lot 1 in Section "B" of an unrecorded
Plat of"LONG BEACH ESTATES."
Grantor warrants that at the time of this conveyance, the subject property is not the Grantor's
homestead within the meaning set forth in the constitution of the state of Florida,nor is it contiguous
to or a part of homestead property.
and said grantor does hereby fully warrant the title to said land,and will defend the same against lawful claims of all persons
whomsoever.
