FOR PROFESSIONAL ARCHITECTURAL AND ENGINEERING SERVICES
BETWEEN MONROE COUNTY AND CPH, LLC
FOR THE PIGEON KEY DOCK IMPROVEMENTS
In accordance with the Agreement for Professional Architectural and Engineering Services, made
and entered into on January 18, 2023, between MONROE COUNTY, ("County") and CPH,
LLC, ("Consultant"), where professional services are allowed if construction costs do not exceed
$7,500,000.00, or for study activity if the fee for professional services for each individual study
under the contract does not exceed $500,000.00 ("Agreement"), as provided in Subsection
287.055(2)(g), Florida Statutes, as amended by Section 2, Chapter 2024-204, Laws of Florida,
pursuant to which Recital No. 2 and Attachment A, Subsection 1.01 of the Contract is hereby
modified, the parties enter into this Task Order("Task Order").
All terms and conditions of the Agreement apply to this Task Order, unless this Task Order
amends, adds, or modifies a provision or an Article of the Agreement, in which case,the provision
or Article will be specifically referenced in this Task Order and the amendment, addition, or
modification will be precisely described. These additions apply only to the project referenced in
this Task Order.
This Task Order is effective on the 23 day of December 2024.
WHEREAS, the County was awarded a Florida Boating Improvement Program Grant
administered by the Florida Fish and Wildlife Conservation Commission (FWC) for the design
and permitting of dock improvements at Pigeon Key.
NOW, THEREFORE, in consideration of the mutual promises and covenants set forth below,
the parties agree as follows:
1. In accordance with Article II, SCOPE OF BASIC SERVICES of the Professional
Architectural and Engineering Services Agreement, the Consultant will perform services
as described below:
• Task A—Design
o Consultant shall visit site to verify dimensions, components, materials, and
existing electrical components and update existing survey. Consultant shall
prepare 60% design plans for County review and approval prior to
permitting submission. Consultant shall prepare 100% plans and
specifications for County's use in bidding the project.

o Consultant shall coordinate with County and FWC Grant manager for draft
and final plan reviews. Design scope includes benthic survey as required for
environmental permitting.
o Design Documents shall be prepared in accordance with Monroe County
Building Department standards and include:
■ ADA accessible approach to dock
■ Replacement of aged/deteriorated pilings
■ Additional piling end caps and coverings
■ Replacement of decking with slip resistant material
■ Replacement of deck framing as needed
■ Minor plumbing additions/alterations to water service at dock
■ Minor shade structure improvements
• Task B —Permitting
o Consultant shall provide signed and sealed documents for permit submittals.
Permitting shall include responding to comments from each permitting
agency and attending coordination meetings. Consultant assumes the
following permitting agencies will require plan submittals:
■ Monroe County Building Department
■ US Army Corp of Engineers (ALOE)
■ Florida Department of Environmental Protection (FDEP)
o Consultant shall provide revised drawings and specifications for
modification, clarification or additional documents to comply with
requirement for obtaining permits. The County is responsible for any permit
fees.
o Any modifications to the plans requested by the permitting agencies
pertaining to the design required to meet code will be addressed by the
Consultant. Any modifications requested that are not code-related issues or
modifications requested by the County will be considered as additional
services and billed at the standard hourly rates of the Agreement.
2. In accordance with Article VII, Paragraph 7.1.1 of the Agreement, the County shall pay
the Consultant a lump sum total of Fifty-Five Thousand and 00/100 Dollars ($55,000.00)
paid on a percent complete basis for the following phases:
• Task A:Design-$45,000.00 lump sum upon receipt of documentation and approval
by the Director of Project Management.
• Task B: Permitting - $10,000.00 lump sum upon receipt of documentation and
approval by the Director of Project Management.

All other Terms and Conditions of the Agreement remain unchanged and in full force and effect.
IN WITNESS WHEREOF,each parry caused this Task Order to be executed by its duly authorized
representative.
