("Consultant"),dated April21,2021 ("Agreement"). The Agreement is incorporated herein and forms an integral part of this Task Order. Services Authorized: Client authorizes Consultant to perform: Construction Phase Commissioning Services for the HVAC systems and Domestic Water Heating Systems that will be provided under the Concourse A&Terminal Improvements project.The basic scope of services will be consistent with the commissioning process outlined in ASHRAE Standard 202-2024 (The Commissioning Process Requirements for New Buildings and New Systems) and as further described in the attached Appendix A. The primary goal of the PROJECT is to provide the addition of Concourse A and renovation of select areas of the existing building to accommodate the proposed Concourse A addition. The PROJECT is currently in the construction phase. PROJECT TEAM The PROJECTwill be executed bythe followingfirms notingtheir primary scope of responsibilities: Prime Consultant McFarland Johnson, Inc. (Consultant) Construction Phase Commissioning Major Subconsultants(Subconsultants) n/a BASIC / The Consultant's services will consist of providing Construction Phase Commissioning Services (Cx) for the HVAC systems and Domestic Water Heating Systems that will be provided as part of this project. The basic scope of services will be consistent with the commissioning process outlined in ASHRAE Standard 202-2024 (The Commissioning Process Requirements for New Buildings and New Systems)and as further described in the following Basic Scope of Services: CONSTRUCT/ON PHASE COMMISSIONING 1. Coordinate, lead and attend a Cx Kick-off meeting with EYW, design team and other key stakeholders to discuss and confirm the commissioning scope of work and commissioning process, explain Cx procedures and coordinate commissioning activities. 2. Review equipment submittals and detailed start-up procedures for commissioned systems and assemblies to evaluate compliance with the OPR. The commissioning submittal review does not replace the designer of record submittal review. 3. Provide on-site observation of ongoing construction to verify equipment and systems installation, coordination, and evaluate the interaction among commissioned systems and assemblies. Evaluation shall focus on the physical installation of the systems and assemblies, on their ability to meet the contract documents requirements, and on accessibility for Cx, testing, and maintenance operations. The Consultant has anticipated that 5 site visits will be sufficient for the duration of the construction. Coordinate, lead and attend Cx progress meetings to review construction progress, clarify control sequences and equipment coordination as necessary and gather information for updating the commissioning plan. It is anticipated that the Cx progress review meetings will coincide with the on-site observation visits. 5. Develop a written Commissioning Plan (Cx plan) to outline organization, documentation requirements, and tools to evaluate and document that the design, construction, and operation of the project systems meet the Owner's Project Requirements (OPR). Update Cx plan as construction progresses. 6. Develop and update issues log and incorporate in final Cx report. Issues identified duringthe Cx process shall be documented and any open or continuing items shall be listed and tracked in the issues log. 7. Develop project specific equipment prefunctional checklists,distribute and coordinate their completion by the installing contractors. These checklists are intended to confirm proper installation of the systems and assemblies and obtain contractor signoff that the systems are installed per contract documents and are ready for testing. 8. Develop functional performance tests that define the means and methods to carry out the tests and distribute to contractors. 9. Schedule functional performance testing. Direct, witness, and document the tests conducted by the Cx Team as required by the Cx Plan. Repeat testing as necessary until equipment, systems, or assemblies being tested pass all tests 10. Review, approve, coordinate, and verifytraining for O&M personnel and occupants.Training will focus on proper operation and maintenance of the systems and assemblies being commissioned. 11. Coordinate completion of deferred functional performance testing. 12. Provide final commissioning report summarizing Cx activities, and incorporating Cx issues, Cx checklists, and Cx functional performance tests. 13. The following systems will be included in the Cx pre-functional walkthrough and functional testing scope: a. HVAC Controls. b. Air-cooled chillers CH-3&CH-4. c. Hydronic pumps P-3, P-4, &P-5. d. Air handling units AHU-1 &AHU-2. e. Roof top units RTU-13, 14, 15, &16. f. Variable air volume boxes VAV-1 &VAV-2. g. Electric duct mounted coils DC-1 &DC-2. h. Exhaust fans F-1 through F-9. i. Hi volume, low velocity fans HVLV-1 through HVLV-8. j. Ceiling fans CF-1 &CF-2. k. Non-powered roof ventilators RV-1 through RV-4. 1. Fan coil units FC-1, FC-2, &FC-3. m. Outdoor condensing units and heat pumps HP-1, HP-2, HP-3, HP-4, CU-1, &CU-2. n. Indoorvariable refrigerant flow units VRF-1 through VRF-16. Concession kitchen exhaust fans KEF-2-1, through KEF-2-8 (8 fans). ASSUMPTIONSTHEBASIC SCOPE OFSERVICES The following assumptions have been made: 1. EYW is expected to furnish Engineer with full information as to their requirements, including any special or extraordinary considerations for the Project or special services needed, and to make available all pertinent existing data. 2. Site observations will include visual inspections and discussions with designated maintenance personnel. 3. Verification of existing conditions to be limited to visual inspection of utilities accessible without removing any existing building element or feature. 4. EYW or contractors will provide lifts, ladders, or similar equipment to access the areas impacted by the proposed project. 5. Project deliverables will be electronic files in PDF format. The following items are specifically not included in Consultant's scope of work: 1. Permit application fees. 2. Preparation of Record Drawings. 3. Reproducing Bid Documents. 4. Identification of and recommendations for proper disposal of hazardous materials. 5. Geotechnical, Soil Borings, Laboratory Testing, Surveying, Construction Material Testing, Special Inspections. SCHEDULE The following summarizes the anticipated project schedule: 1. Cx Kickoff Meeting: January 2025. 2. CxActivities—Concourse A:January—April, 2025. 3. CxActivities—Terminal Improvements:August 2025—April 2026.
