Box 414586 Miami Beach, FL 33141 RE: Notice of Lease Termination— 1111 12'Street, Suites 301, 302,portion of 310, 311, and 312, Key West, Florida Dear Mr. Sanchez, As you know, Monroe County has been renting the above space at the Professional Building in Key West from you since January 2019 for the Monroe County Public Defender's Office. We appreciate your flexibility and cooperation in working with us as we moved into the space many years ago. We, thereafter, continued to enjoy a great working relationship with you over the years. Monroe County has purchased a property on Simonton Street in Key West which is being renovated to accommodate the Public Defender's Office, as the County strives to do what is in the best interests of our taxpayers and the community. Now that County-owned property is available, we are exercising the provision of our Lease which provides that we may vacate the property prior to the termination date upon providing six months' notice. A copy of the Notice of Lease Termination is enclosed herewith. We will,therefore, vacate the property on or before March 31, 2024. In the event the Public Defender's Office can relocate prior to that date, we will keep you informed. Willie DeSantis, Director of Facilities Maintenance, and Alice Steryou,the Contract Monitor,will be your points of contact for any communications regarding terminating this Lease and returning the property to you. If you wish to begin advertising the space for any upcoming rental and can provide us advance notice,we are happy to cooperate with you in showing the space to prospective tenants. We are obligated to pay our rental amount pursuant to the Lease terms for the remainder of the six months and will be doing so. Monroe County and the Public Defender, Robert Lockwood, appreciate the relationship that the County has had with you through the years and look forward to perhaps working with you in the future. Box 414586 Miami Beach, FL 33141 RE: Notice of Lease Termination— 1111 12'Street, Suites 301, 302,portion of 310, 311, and 312, Key West, Florida PLEASE TAKE NOTICE that the Lessee, MONROE COUNTY, has elected to terminate its Lease dated January 10, 2019, with Lessors, ROBERTO SANCHEZ, AS TRUSTEE UNDER THAT CERTAIN LAND TRUST AGREEMENT DATED OCTOBER 21, 1991, AND SOUTHERNMOST DEVELOPMENT, INC. for the property located at 1111 12t' Street, Suites 301, 302, 310, 311, and 312 in Key West, Florida ("Premises"). This Lease is being terminated pursuant to Paragraph 4. D. of said Lease. Monroe County has secured a County-owned building which provides adequate space for the Monroe County Public Defender's Office located in Key West. Therefore, in accordance with Paragraph 4. D. of the Lease, it is appropriate that Monroe County terminate its Lease for the above Premises by giving the required six (6) months written notice. Monroe County will vacate and surrender the leased Premises unto Lessor within the six(6)months' time period,with said notice period expiring not later than close of business (5:00pm local time) on March 31, 2024. Monroe County will have completely vacated the Premises by the above-stated deadline and arranged for all of the utilities held in the name of Lessee to be turned off upon its move-out date. If the Lessors would rather just transfer the accounts to its name, however, Lessors should inform the Lessee as soon as possible. THIS NOTICE OF LEASE TERMINATION IS GIVEN PURSUANT TO APPLICABLE LAW AND IN NO WAY IMPAIRS ANY OF THE OTHER REMEDIES OR RIGHTS OF THE LESSOR OR LESSEE UNDER THE LEASE AGREEMENT OR UNDER APPLICABLE LAW.
