Scope Summary
Siemens Industry, I is pleased to provide the following proposal to retrofit the controls
on the AHUs in the Gato Building. The existing controls were installed in 1998 and are obsolete with
no repair parts available. Their functionality has deteriorated over the years. The system can no
longer automatically adapt to climate and occupancy changes and provide acceptable room comfort
levels.
VFDs were recently installed for the AHU supply fans as the original AHU inlet vanes were no longer
operational. The VFDs must now be controlled manually to increase and decrease air flow. There are
fifteen (15) existing VAV Boxes associated with AHUs. The VAV boxes are the old Varicone
type damper that were discontinued by the manufacturer many years ago. The mechanical
components in the VAV boxes and their associated controls are no longer working correctly
The scope includes installing new APOGEE PXC controller in the ceiling lofts to control the AHUs.
The recently added AHU supply fan VFDs will be controlled from the PXCs. The VAV boxes shall be
locked open. The airflow shall be controlled by the AHU supply fan
VFDs to meet the space load demand. APOGEE DXRs shall be installed on the VAV boxes to control
the supply electric reheat during the colder days in winter.
Note that the 1998 building mechanical airside design for the areas served by these AHUs has limited
temperature zones and limited return air ductwork. The 1998 design was likely limited by mechanical
equipment and ductwork space as this is a historic building, converted from a cigar factory to a Navy
commissary, and then eventually to a Monroe County office building in 1998. The limitations in the
1998 mechanical design zones result in zone temperature variations based on individual room
occupancy, heat loads, and window sunlight exposure repositioning throughout the day. Adjustments
of downstream ductwork balancing dampers may be required.

2. Labor to provide controls installation:
o Work during normal business hours.
o Install PXC and DXR controllers
o New control point wiring (plenum rated and wire tied, not in conduit)

o Map new controllers and points to existing Desigo CC EBMS.
o Update Desigo CC EBMS Graphics.
o Update FDD point names.
3. Labor to provide Siemens standard startup & checkout:
o Point database verification.
o Point-to-point.
o Sequence verification.
4. Labor to provide Siemens project management, to include the following:
o BMS project scope only and associated on-line meetings and coordination as required
by project schedule (not full-time on-site superintendent or project manager).
o Project documentation requirements.
o Coordination with installation team.
o Subcontractor management (if required).
o Material ordering and delivery coordination.
o Project turnover documentation support.
5. Labor to provide 8 hours of owner training.
6. One-year parts and labor warranty on new controls upon beneficial use of systems.

Clarifications:
Work during normal business hours.
Existing VFDs, chilled water control valves, and control dampers shall be reused. They are
assumed to be in good working condition. Repairs are not included.
Ethernet network drops to be provided by County for PXC Controllers in Lofts.
AHUs C6 and C7, VAV boxes (reheats) C6-1, C7-1, C7-2, and the chiller plant were completed
in previous projects.
Exclusions:
Repairs to mechanical and electrical equipment
Return trips if required for mechanical or electrical equipment issues that are identified during
controls commissioning and repairs are needed
Test and balance.
Third-party commissioning.
Overtime labor.
Patching and painting (if required).
Changes to system required by Inspector(s) to meet current codes.

tariffs, or equivalent measures, whether direct or indirect, imposed by any U.S. or foreign
governmental authority that are applicable to our offering, including any hardware, software, or
service components contained therein.
