Scope Summary
Siemens Industry, I is pleased to provide the following turnkey proposal to upgrade
the controls in the Medical Examiners Building in Marathon.
The following is a summary of the proposed controls upgrade:
a) New APOGEE Controls for AHUs, VAV Boxes, Exhaust Fans, and Chilled Water Plant.
b) AHU-3 already has APOGEE controls. The existing controls shall be reused.
c) Like-for-like control points replacement.
d) Existing analog sensors shall be replaced with new including: duct temperature, duct humidity,
duct static pressure, space thermostat, immersion temperature, space temperature, space
humidity.
e) Existing devices shall be replaced with new including: relay, current switch, differential
pressure switch.
f) Control valves/actuators are assumed to be in good working condition and shall be reused.
g) Control dampers are assumed to be in good working condition and shall be reused. New
actuators shall be provided.
h) VFDs shall be reused and are assumed to be in good working condition.
i)Existing thermostat locations shall be reused.
j)Work during normal business hours.
k) Includes travel and per diem.

Labor Summary
1. Labor to provide Siemens standard submittals / record documents:
o System architecture (Siemens BACnet/IP & MS/TP)
o Network address schedule
o System flow diagrams
o Control installation / wiring diagrams
o Control & Component Panel layouts
o Equipment / Instrumentation datasheets
o Point database
o Sequences
2. Labor to provide controls installation:
o Work during normal business hours.
o Programming
o Integration to Chiller
o Map new controllers and points to existing Desigo CC EBMS.
o Updates to existing Desigo CC EBMS graphics.
o Work during normal business hours.

3. Labor to provide Siemens standard startup & checkout:
o Point database verification
o Point-to-point
o Sequence verification
4. Labor to provide Siemens project management, to include the following:
o BMS project scope only and associated meetings and coordination as required by
project schedule (not full-time on-site superintendent or project manager)
o Project meetings attendance
o Project documentation requirements
o Coordination with installation team
o Subcontractor management (if required)
o Material ordering and delivery coordination
o Project turnover documentation support
5. Labor to provide 8 hours of owner training.
6. One-year parts and labor warranty on new controls upon beneficial use of system.

The following are the exclusions to the Controls Upgrade Proposal:
Repairs to existing dampers and valves
Repairs to mechanical and electrical equipment
Test and balance
Third-party commissioning
Overtime labor
Ethernet drops and configuration
Personal computer hardware and operating system software
Patching and painting (if required)
Fire alarm system testing and/or shutdown modifications
Changes to system required by Inspectors to meet current codes
Prevailing wages
Asbestos abatement, and work within asbestos areas

Siemens Industry, Inc. shall provide the services as outlined in the attached proposal dated 09/08/25.
Services shall be provided at the Medical Examiners Building in Marathon.
Controls Upgrade Investment: $168,375.19
This price is firm for 30 days from the date of this proposal.
Net 30 payment terms.
25% mobilization due upon receipt of order. Progress payments thereafter.
The Terms and Conditions of this proposal are those in the Master Agreement between Monroe
County, Florida and Siemens Industry, Inc., and are considered part of the proposal.
Siemens reserves the right to adjust prices to reflect the impact of any new or modified taxes, duties,
tariffs, or equivalent measures, whether direct or indirect, imposed by any U.S. or foreign
governmental authority that are applicable to our offering, including any hardware, software, or
service components contained therein.
