Monroe County and the State of Florida for the Management of Certain State-owned
Conservation Lands.
February 18, 2026 BOCC Meeting:
F 1 Amendment No. 30 to State Lands Management Lease No. 4549, which will
rescind and replace Amendment No. 30 as previously approved by the Monroe County Board of
County Commissioners pursuant to Agenda Item No. F3 on the Board's January 28, 2026,
Regular Public Meeting Agenda.

AMENDMENT NUMBER 30 TO LEASE NUMBER 4549
THIS LEASE AMENDMENT is entered into this 24th day of February__, 20 26 , by and between the
BOARD OF TRUSTEES OF THE INTERNAL IMPROVEMENT TRUST FUND OF THE STATE OF FLORIDA,
hereinafter referred to as "LESSOR" and MONROE COUNTY,FLORIDA, a political subdivision of the State of Florida,
hereinafter referred to as"LESSEE";
WITNESSETH:
WHEREAS, LESSOR,by virtue of Section 253.03, Florida Statutes,holds title to certain lands and property for the
use and benefit of the State of Florida; and
WHEREAS,on November 14,2007,LESSOR and LESSEE entered into Lease Number 4549(the"lease");and
WHEREAS,LESSOR and LESSEE desire to amend the lease to add land to the leased premises.
NOW THEREFORE, in consideration of the mutual covenants and agreements contained herein,the parties hereto
agree as follows:
1. The legal description of the leased premises set forth in Exhibit "A" of Lease Number 4549 is hereby amended to
include the real property described in Exhibit"A"attached hereto and by reference made a part hereof.
2. It is understood and agreed by LESSOR and LESSEE that in each and every respect the terms of Lease Number 4549,
except as amended,shall remain unchanged and in full force and effect and the same are hereby ratified,approved and confirmed
by LESSOR and LESSEE as of the date of this amendment.
3. It is understood and agreed by LESSOR and LESSEE that this Amendment Number 30 to Lease Number 4549 is hereby
binding upon the parties hereto and their successors and assigns.
4. This lease amendment may be executed by electronic signature,which shall be considered as an original signature for
all purposes and shall have the same force and effect as an original signature. Without limitation, "electronic signature" shall
include faxed versions of an original signature or electronically scanned and transmitted versions (e.g.,via pdf)of an original
signature.

All of those lands described in Official Records Book 992, page 854 of the Public Records of
Monroe County, Florida, described as follows:
That portion of Government Lot 1 of Section 1, Township 61 South, Range 39 East, Monroe
County, Florida, whose legal description is 1-63-39A61901-01, island of Key Largo Government
Lot 1, Official Records Book#436, Page 122 and Lots Nos. 1 through 34 inclusive in Block 1;
Lots 1 through 35 inclusive, Block 2; Lots 1 through 28 inclusive, Block 3; Lots 1 through 27
inclusive, Block 4; and Lots 1 through 15 inclusive, Block 5; all in Section 1, Township 61 South,
Range 39 East, according to the Plat thereof, entitled SEXTON COVE ESTATES, dated
December 1969, prepared by Bailey, Glass and Post, and recorded in Plat Book 6, Page 30, of
