The following item has been executed and added to the record.
C1 Approval of the First Amendment to Commercial Lease for office space at the Harvey
Government Center by the Monroe County Land Authority. This amendment corrects a
scrivener's error where the annual rent amounts for years four and five were miscalculated by
$1,000.01 and $1,030.00, respectively. It also corrects the monthly rent calculation for year five,
which was off by $85.83.

FIRST AMENDMENT TO COMMERCIAL LEASE
THIS FIRST AMENDMENT TOT COMMERCIAL LEASE is entered into this
15th day of April , 2026, between Monroe County Board of County Commissioners
(County) and Monroe County Comprehensive Plan Land Authority, (Lessee), in order to amend
the agreement entered into on September 10,2025;
WHEREAS the Lease between the County and Lessee was entered into on the 100, day
of September, 2025 providing for approximately 866 rentable square feet, in"as is" condition, at
the Harvey Government Center, being more particularly descried as follows: 1200 Truman
Avenue, Suite 207, Key West, Florida, 33040;and
WHEREAS, the County and Lessee agreed to an initial term for a period of five (5)
years commencing October 1, 2025, and ending on September 30, 2030, with an annual rent
adjustment of 3%for each subsequent year of the contract;and
WHEREAS,the County and the Lessee desire to amend the Lease to correct
typographical and mathematical errors in Section 5(b)(iv)and (v),the rent schedules, for FY29—
October 1,2028 through September 30,2029 and FY30 October 1, 2029 through September 30,
2030,
NOW, THEREFORE, IN CONSIDERATION of the mutual promises contained
herein, the parties hereby agree as follows:
1. In accordance with Section 5(b)(iv)and (v) of the Agreement,are hereby deleted in their
entirety and replaced with the following:
Section 5(b)(iv); the total annual Lease payment amount including Triple Net for FY29-
October 1, 2028 through September 30, 2029 will be $3,154.34 per month / $37,852.06
annual.
Section 5(b)(v); the total annual Lease payment amount including Triple Net for FY30-
October 1, 2029 through September 30, 2030 will be $3,248.97 per month / $38,987.63
annual.
2. In all other respects, the remaining terms of the Agreement entered into on September,
10, 2025,as amended,and not inconsistent herewith, shall remain if full force and effect.
