Sub-Lease Agreement between the Greater Marathon Chamber of
Commerce, Inc., and the Marathon Jaycees, Inc.
Attached hereto for your return to the appropriate party, is a
duplicate original of the subject Agreement.

SECOND SUB LEASE EXTENSION AGREEMENT
This Sub Lease Extension Agreement, made and entered into
this 8th day of September, 1993 by and between the Greater
Marathon Chamber of Commerce, Inc., a Florida not-for-profit
corporation hereinafter referred to as "Sub Lessor", and the
Marathon Jaycees, Inc., a Florida not-for-profit corporation,
hereinafter referred to as "Sub Lessee",
WHEREAS, the Sub Lessor and Sub Lessee have previously
entered into a Sub Lease Extension Agreement dated May 23, 1989,
hereinafter referred to as "Extension Agreement", a copy of which
is attached hereto as Exhibit A, which provides for a sublease of
a parcel of land known as the abandoned Youth Center located on
33rd Gulf, Marathon, Monroe County, Florida, said parcel being
more particularly described on Schedule "A" attached hereto, and,

Commencing at the intersection of the West Line of Government Lot

Dear Ms. l<ey,
As we discussed, please have the following two items placed on
the agenda for consideration by the Board of county Commission-
ers~ ~ft
1) Approval of sub-lease by the Marathon Jaycees, Inc. to
the Monroe county School Board. The sub-lease will be
for a-period not to exceed 5 yaars and will be for space
that is presen~ly used by the Jaycees as the chapter room
and storage. No part of the main hall that the Jaycees
refer to as the "community Center II will be encumbered.
2) Approval of extension of the sub-lease to the Marathon
Jaycees, Inc. equal to the lease provided to the Marathon
Chamber of Commerce from Monroe County.
In exchange for the lease to the School Board, the Jaycee comku-
nity Center will receive app~oximately $25,000 in improvements to
the building including 2 new air-conditioners. One new 5-ton
I unit for the school section of the buildinq and one new 12.5-ton
' unit for the Community Center. The Marathon area and the taxpay-
ers of Monroe County benefit from this arrangement as none of the
"proposed leased space is presently available for use.
The Marathon Jaycees feel that W~ have continued to honor the
terms and the spirit of the lease/sub-lease entered into with the
Marathon Chamber of Commerce and Monroe County in 1971. The
current lease between the Jaycees & Chamber expires in August,
2001. However, the Board of Directors of the Chamber have
previously approved this extension and is expected to again ap-
prove the extension on August 30, 1993. The Chamber lease with
the County does not ekpire until 2052. Therefore, if for whatev-
er reason the County decided to limit the extension, the property
~ould not revert back to the county upon expiration of the sub-
lease from the Chamber to the Jaycees, but would instead revert
back to the Chamber.
As you mayor may not be aware, the Marathon Jaycees built the
Community Center from the foundation upward. We have continued
to improve the building and have always made the bUilding avail-
able to the pUblic. Further, while We are a private organization
like the Chamber, our membership is open to any male or female
between the ages of 21 to 40.

Wa are here to improve Mara~hon. With improvements made to ~he
Community Center and the Offse~ting ot utility expenses which
will he paid for by the Monroe county School Board, we feel tha~
we can fur~~er improve the main hall so that it may he better
utilized by other civie and cha~itable groups. Since the days
that the railroad was built, 33rd street in Mara~hon has be~n the
center of community activities in the Marathon area. We want to
continue the tradition. However, we feel that it is necessary to
feel comfortable with the fact that as long as we live up to the
letter and spirit of the lease agreement; that the Chamber-and
County will honor the lease for many years to Come. Further, in
order to continue to make capital improvements to the Co~unity
Center, we need to be assured that we will continue to occupy it.
On several occasions we have desired to obtain loans from finan-
cial institutions in order to fund improvements. However, being
a co~mercial lender, I know that We can not obtain financing
unless We have a long term lease. Therefore we ask that yoU
approve our requests.

by non-profit organizations or corporations, or by individuals
not for profit.

of rent shall remain unpaid for a period of thirty days after the
