Planning Department RESOLUTION NO. 101-1989 A RESOLUTION CONFIRMING THE ADMINISTRATIVE BOUNDARY INTERPRETATION OF THE PLANNING DIRECTOR IN LAND USE DISTRICT MAP BOUNDARY INTERPRETATION NUMBER 26, Lot 33, Section "A", Long Beach Estates, Big Pine Key BE IT RESOLVED BY THE BOARD OF COUNTY COMMISSIONERS OF MONROE COUNTY, FLORIDA THAT: The administrative decision of the Planning Director in Land Use District Map Boundary Interpretation Number 26 dated December 21, 1988, attached and incorporated by reference, is hereby acknowledged, found to be in conformance with the standards set forth in Sec. 9.5-3(m), Monroe County Code, and approved. PASSED AND ADOPTED by the Board of County Commissioners of Monroe County, Florida, at a regular meeting of said Board held on the 21,day of February, A.D., 1989. Summary of RequestjReport: The property is located in a platted subdivision. The land immediately to the west of the subject lot is designated IS and is developed with a single family detached dwell- ing. The land immediately to the east of the subj ect lot is also designated I S and developed wi th a single fami ly detached dwelling. The County Biologist has inspected the subject lot and determined it to have sufficient upland to support the development of a single family detached dwelling. Attached Documentation:~Yes___No DC/sm rgjbcc1.rpt MEMORANDUM To The Board of County Commissioners From: Donald Craig, Assistant County Administrator for Growth Management Division Date: December 21, 1988 Re Boundary Determination for Lot 33, Section "A", Long Beach Estates, Big Pine Key - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - Backqround: The owner of the subject lot has applied for a boundary determina- tion of his property, which is currently designated Native (NA). The zoning maps in use before the Land Development Regulations were adopted show the lot as General Use (GU). Recommendation: Remove the NA boundary from around the subj ect si te and extend the Improved Subdivision (IS) boundary along the northwestern boundary of the lot to connect with the northwestern boundaries of Lots 32 and 34. Findings of Fact: 1. The designation of the above-mentioned property as IS rather than NA will be consistent with Section 9.5-213, Purpose of the Improved Subdivision District, and uses allowed wi thin the district, Section 9.5-242. 2. The determination was made based on the following: a. The zoning maps in use prior to the adoption of the Land Development Regulations show the subject lot as GU. b. The Land Use District Maps, and dated February 28, 1986, boundary. signed by Charles Pattison imprecisely show the NAilS c. The Land Use District Maps, signed by Donald Craig and dated January 19, 1988, show the subject lot as NA. d. Lot 33 is vacant. e. The land located immediately to the west of the subject lot is designated IS and is developed with a single family detached dwelling. f. The land located immediately to the east of the subject lot is designated IS and is also developed with a single family detached dwelling. g. Lot 33 is located within a platted subdivision. h. The County Biologist has inspected the subject lot and determined it to have sufficient upland to support the development of a single family dwelling. 3. Analysis of the existing uses of the property and surrounding properties indicate that the essential neighborhood character- istics support the determination to designate the subject lot IS.
