A RESOLUTION CONFIRMING THE ADMINISTRATIVE
BOUNDARY INTERPRETATION OF THE PLANNING
DIRECTOR IN LAND USE DISTRICT MAP BOUNDARY
INTERPRETATION NUMBER 5, MEADS SUBDIVISION
BE IT RESOLVED BY THE BOARD OF COUNTY COMMISSIONERS \ OF
MONROE COUNTY, FLORIDA that: \
The administrative decision of the Planning Director in Land
Use District Map Boundary Interpretation Number 5, dated July 22,
1988, attached and incorporated by reference, is hereby
acknowledged, found to be in conformance with the standards set
forth in Sec. 9.5-3(m), Monroe County Code, and approved.
PASSED AND ADOPTED by the Board of County Commissioners of
Monroe County, Florida, at a regular meeting of said Board theld

Background:
The designation of the above property as Sub Urban Commercial
(SC) rather than Improved Subdivision (IS) will be consistent
wi th Section 9.5-206,' Purpose of the Sub Urban Commercial
District, and the uses allowed within the district, Section
9.5-235.
Recommendation:
Include this lot in the SC district.
Findinqs of Fact:
1. The property is developed with a duplex.
2. The Land Use Maps signed by Charles Pattison and dated
February 28, 1986, does not precisely show the boundary
but appears to show the area as SC.
3. The property on the west, south and east sides of this
lot are SC.
4. The owner of the adjacent property (Block 2, Lot 1) has
stated in a letter (attached) that he does not object to
this designation.

New Map/Original Map Discrepancy
Per our conversation following is the information you requested

districts as shown on the new land use maps.
The lots in question are Lots 1 and 2, Block 2, Mead Subdivision,
43rd Street, Marathon/Key Vaca.
I purchased Lot 1 in January 1988 and relied on the existing land
use maps (copy of map enclosed) at the time to identify which land
use district the property was in. Using the scale on the map plus
measuring the distance to known landmarks as shown I determined
that at least lots 1 and 2 were designated SC.
Where the original land use maps showed a straight line for the
northern SC boundary, the new map (copy of map enclosed) shows a
crooked line. Only including lot 1 in the SC district brings the
SC line much closer to US-l than shown on the original map.
The owner of lot 2, AL Kluge, agrees with this interpretation and
also considered lot 2 on the original map to be SC.
Both Al Kluge and myself request that the new maps show Lots 1 and
2 tel be SC.
