FLORIDA that: The administrative decision of the Planning Director in Land Use District Map Boundary Interpretation Number 16 dated October 4. 1988 attached and incorporated by reference, is hereby acknowledged, found to be in conformance with the standards set forth in Sec. 9.5-3 (m), Monroe County Code, and approved. These map amendments were approved by the Planning Commission and the Board of County Commissioners. During the August 4, 1988, session, these two map amendments were identified as being Boundary Determinations. The zoning maps in use before 1:he Land Use Plan show Block 2, Lots 3 and 4 as RU--1. Lot 3 is developed with a single family residence. The owner of Lot 4 wishes to develop a single family residence on his vacant lot. Recommendation: Move the SCIIS boundary from between Lots 4 and 5 to the east property line of Lot 3, including Lots 3 and 4 in the IS district. Findings of Fact: 1. The designation of the above property as Improved Subdivision (IS) rather than Suburban Commercial (SC) will be consistent with Section 9.5-213, Purpose of the Improved Subdivision District, and uses allowed within the district, Section 9.5-242. 2. The determination was made based on the following: The zoning maps in use before the Land Use Plan show Lots 3 and 4 as RU-1. The Land Use District Maps and dated February 28, 1986, boundary. signed by Charles Pattison imprecisely show the SCIIS The Land Use District Maps signed by Donald Craig and dated January 19, 1988, show Lots 3 and 4 as SC. Lot 3 is developed with a single family residence. Lot 4 is vacant. Residences are not permitted in SC. 3. Analysis of the existing uses of the property and surrounding properties indicate that the essential neighborhood characteristics support the determination to designate the above lots as IS.
