Recommended Action:Move the SC/IS boundary from between Lots 4 and 5
to the east property line of Lot 3, including Lots 3 and 4 in the IS

Summary of Request/ReportThe owners of these two lots applied for Map
Amendments during the second round of hearings. These map amendments
were approved by the Planning Commission and the Board of County Commis-
sioners. During the August 4, 1988, session, these two map amendments
were identified as being Boundary Determinations.

Background:
The owners of these two lots applied for Map Amendments
during the second round of hearings. These map amendments were
approved by the Planning Commission and the Board of County
Commissioners. During the August 4, 1988, session, these two map
amendments were identified as being Boundary Determinations.
The zoning maps in use before 1:he Land Use Plan show Block 2,
Lots 3 and 4 as RU--1. Lot 3 is developed with a single family
residence. The owner of Lot 4 wishes to develop a single family
residence on his vacant lot.
Recommendation:
Move the SCIIS boundary from between Lots 4 and 5 to the east
property line of Lot 3, including Lots 3 and 4 in the IS district.
Findings of Fact:
1. The designation of the above property as Improved Subdivision
(IS) rather than Suburban Commercial (SC) will be consistent with
Section 9.5-213, Purpose of the Improved Subdivision District,
and uses allowed within the district, Section 9.5-242.
2. The determination was made based on the following:

3. Analysis of the existing uses of the property and surrounding
properties indicate that the essential neighborhood
characteristics support the determination to designate the above
lots as IS.
