Alternatives: Attached Documentation~Yes___No MEMORANDUM DATE: October 12, 1988 TO: Monroe Commissioners FROM: Donald C RE: Boundary for Singleton's Addition to Tavernier Cove, Lot 4 ----------------------------------------------------------------- Background: Lot 4 of Singleton's Addition incorrectly shown as a roadway on the maps and has the district boundary centerline. to Tavernier Cove is current land use district line running along the Recommendation: Move the ISjSC boundary to the northwest property line of Lot 5, the property line between Lot 4 and Lot 5. Findings of Fact: 1. The designation of the above property as Suburban Commercial (SC) rather than Improved Subdivision (IS) will be consistent wi th Section 9.5-206, Purpose of the Suburban Commercial District, and the uses allowed within the district, Section 9.5-235. 2. The determination was based on the following relevant data: The zoning maps in existence before the Land Use Plan locate the boundary along the northwest side of Lot 5. Respecting the previous neighborhood character. boundary preserves the The Land Use District Maps signed by Charles Pattison and dated February 28, 1986, imprecisely show the boundary between SC and IS. The current edition of the Land Use District Maps does not show the lot but instead shows the area as a roadway. 3. Analysis of the existing uses on the property and surrounding properties indicate that the essential neighborhood characteristics support the determination to designate the parcel as SC.
