BE IT RESOLVED BY THE BOARD OF COUNTY COMMISSIONERS OF
MONROE COUNTY, FLORIDA that:
The administrative decision of the Planning Director in Land
Use District Map Boundary Interpretation Number 18
dated
December 9, 1988
attached and incorporated by reference, is
hereby acknowledged, found to be in conformance with the
standards set forth in Sec. 9.5-3 (m), Monroe County Code, and
approved.
PASSED AND ADOPTED by the Board of County Commissioners of

SUBJECT: Boundary Determination For Strattons Subdivision,
Block 4, Lots 12 and 13
Background:
The owner of these lots wishes to build a single family resi-
dence on Lot 13. There is a single family residence on Lot
12. These two lots are currently in a Destination resort land
use district. The redistricting of Destination Resort land use
districts proposed by Rule No. 28-20.023 (7) contains this change.
Recommendation:
Move the IS/DR boundary from east of Lot 13 to between Lots 11
and 12.
Alternatives:
Allow the change to be considered as part of the proposed
Destination Resort redistricting.
Findings of Fact:
1. The designation of the above property as Improved Subdivi-
sion (IS) rather than Destination Resort (DR) will be consistent
with Section 9.5-213, purpose of the Improved Subdivision Dis-
trict and uses allowed within the district, Section 9.5-242.
2. The determination was based on the fOllowing:
The zoning maps in use before the Land Use Plan show
Lots 12 and 13 as RU-l
Lot 12 is developed with a single family residence.
Residential density is allocated at one (1) dwelling
unit per gross acre in the DR land use district as
opposed to one (1) per lot in the Improved Subdivision
district.
Detached dwellings are a conditional use in the DR land
use district.
The neighborhood to the north is developed with single
family residences.
3. Analysis of the existing uses of the property and surround-
ing properties indicate that the essential neighborhood character-
istics support the determination to designate the above lots as
IS.

Background:

RESORT. BESIDES, I WISH TO BUILD A SINGLE FAMILY HOME ON LOT 13
WHICH IN REALITY IS THE COMMUNITY CHARACTER NORTH OF LOT 11 BOTH
SIDES OF THE STREET. THIS WOULD IN EFFECT BE A DOWN-DENSITY REQUEST
AND FOLLOWS MORE CLOSELY MINIMUM GROWTH IN MONROE COUNTY.
