RESOLUTION APPROVING PLAT FOR RECORD
WHEREAS, William R. Neblett, Trustee, and Doris S. Neblett, his
wife, have requested that the Board of County Commissioners of Monroe
County, Florida approve for record a plat known as "TROPICAL CORAL
REEF ESTATES, in Gov't. Lots 1, 2 & 3, Section 8, Township 63 South,
Range 38 East, Plantation Key, Monroe County, Florida, being a resubdi-
vision of a portion of Gov't. Lot 2, Sec. 8-63-38 and portions of Lots 1 &
2, Plat Book 1, page 66, Monroe County, Florida", and
WHEREAS, said plat and the request for approval of same do not com-
ply with the provisions of Chapter 59-1577 and Chapter 59-1578, Laws of
Florida, Acts of the Legislature Year 1959, and Rules and Regulations for
Filing Plats and Developing Subdivisions in Monroe County, Florida, and
WHEREAS, the County Tax Assessor and County Zoning Director
have recommended that said Board approve said plat for record, provided
that said Board waives the provisions contained in the above referred to
laws and regulations, now, therefore,
BE IT RESOLVED BY THE BOARD OF COUNTY COMMISSIONERS OF
MONROE COUNTY, FLORIDA, that the provisions of Chapter 59-1577 and
Chapter 59- 1578, Laws of Florida, Acts of the Legislature Year 1959, and
Rules and Regulations for Filing Plats and Developing Subdivisions in Monroe
County, Florida, be, and the same are hereby waived so far as the plat known
as "TROPICAL CORAL REEF ESTATES, in Gov't. Lots 1, 2 & 3, Section 8,
Township 63 South, Range 38 East, Plantation Key, Monroe County, Florida,
being a resubdivision of a portion of Gov't. Lot 2, Sec. 8-63-38 and portions
of Lots 1 & 2, Plat Book 1, page 66, Monroe County, Florida" is concerned,
and that said plat be, and the same is hereby approved for record, and the
Chairman and the Clerk of said Board are hereby authorized to sign the cer-
tificate of approval on said plat.

Dear Mr. Cormack:
We have reviewed the tentative plat, entitled "Tropical Coral
Reef Estates" as prepared by Mr. G. A. Crawshaw, Registered
Land Surveyor, Islamorada, Florida.
The purpose of this plat is to clarify the title to properties,
as occupied and as designated by the lots in this subdivision.
There are deeds of record for every lot designated on the plat,
thus indicating that the purpose of this plat is not to subdivide
land but only to establish a record of ownership.
We have noted the following deviations from the plat filing
regulations:
Lots with less than 6000 sq. ft area
Right of Way less than 50 feet wide
Block corners are not rounded
We recommend that the plat filing regulation be waived in this
instance because it would be impossible to revise the layout
of the subdivision in order to comply with the regulations.
We understand that several interested persons will be in the
audience at the Commission Meeting on January 28th to answer
any questions the Commissioners may have.

b. Sewage disposal by means of septic tanks
systems installed in accordance with
Chapter 170C-4 F.A.C.

RECORD DUE TO THE FACT THAT THE SOLE PURPOSE OF THE AFORESAID
PLAT IS TO CLEAR TITLE TO LANDS AS OCCUPIED BY THE VARIOUS
OWNERS OF SAID LANDS.
THE LAND EMBRACED IN THE PROPOSED PLAT HAVE BEEN IN LITIGATION
FOR lO OR 11 YEARS AND IT APPEARS THAT THE RECORDING OF SAID
PLAT IS THE ONLY WAY IN WHICH TITLE CAN BE CLEARED.
