Director of Growth Manafi>Jl1rzJ.; September 1, 2004 DATE: SUBJECT: Policy Guidance on Letters of Current Site Conditions and Buildabllity Effective immediately, no further "unofficial" Office Review of Current Site Conditions or information on the development potential of a specific lot shall be provided by the Planning and Environmental Resources staff to the public, except through an official Letter of Current Site Conditions or Letter of Buildability. Both these letters require a physical site visit and payment of the appropriate fees by the applicant. Additionally, the staff will no longer prepare any Letter of Buildability or Letter of Current Site Conditions without the speCific permission of the owner of the specific property to be evaluated. This permission may be in the form of written authorization, contingency contract, or similar written document. In the case of Letters of Buildability, the applicant will be charged the ;3~~fee per lot, not by groups oflots. This fee is not refundable, even ifthe lot(s) is found to be unbuildable. Should the public question this policy, please explain to them that such policy is needed to reduce the County's legal exposure and to ensure that the costs to the County are appropriately covered' for this specific service.
