Policy Guidance on Letters of Current Site Conditions
and Buildabllity
Effective immediately, no further "unofficial" Office Review of Current Site Conditions or
information on the development potential of a specific lot shall be provided by the Planning and
Environmental Resources staff to the public, except through an official Letter of Current Site
Conditions or Letter of Buildability. Both these letters require a physical site visit and payment of
the appropriate fees by the applicant.
Additionally, the staff will no longer prepare any Letter of Buildability or Letter of Current Site
Conditions without the speCific permission of the owner of the specific property to be evaluated.
This permission may be in the form of written authorization, contingency contract, or similar
written document.
In the case of Letters of Buildability, the applicant will be charged the ;3~~fee per lot, not by
groups oflots. This fee is not refundable, even ifthe lot(s) is found to be unbuildable.
Should the public question this policy, please explain to them that such policy is needed to reduce
the County's legal exposure and to ensure that the costs to the County are appropriately covered' for
this specific service. Should they still have a problem, please don't hesitate to have them contact
Marlene or me.

Dear Mr. Wilson;
This letter serves to verify that the above referenced lots are buildable pursuant to current Monroe
County Land Development Regulations (LOR'S) and are within an area proposed for acquisition
by governmental agencies for purposes of conservation or resource protection, as described in
Monroe County LDR section 9.5-122.3{a)(5). These five lots may be dedicated cumulatively to
Monroe County for the purpose of obtaining pOints in the County's residential dwelling unit
allocation system (Monroe County LOR section 9.5~120, a.k.a. ROGO). Four points wfJI be
awarded for the single, cumulative dedication of the five lots.
This letter will be accepted upon application into the ROGO system. However, prior to final
a roval from the Board of Coun Commissioners for the Land Dedication the ROGO lot s will
be Inspected by a Monroe County COde Inspector to verify the eroperty is free of any code
violations or structures that must be removed. When all review requirements are met the Land
Dedication will be scheduled before the next available Board of County Commissioners meeting.
