M BACKGROUND:
The use of vacant land on Crawl Key, currently under the ownership of Monroe County, for use as a
wastewater treatment plant site for the City of Marathon has been a long-standing, generally approved
concept. The FKAA has had a survey performed and legal description created of the desired parcel. A
biological assessrnent reveals that of the gross 7-acre parcel only 2.4 net acres is potentially buildable
area. The biological assessrnent suggests that an additional 0.4 buildable acres of hammock within the
parcel can be used if additional hammock acreage is identified and established as a conservation
easernent outside of the parcel. There is substantial hammock acreage on Crawl Key outside the parcel
to be transferred to FKAA that will rernain in County ownership. FKAA is presently having part of that
additional hammock acreage surveyed and biologically assessed so as to define a boundary of 3.65
acres of hammock conservation easernent. The Monroe County Board of County Commissioners will
be asked to agree to the conservation easernent when it is identified. Attached is a warranty deed for
the transfer of the 7 -acre parcel to the FKAA.

3. Lands shown hereon were not abstracted for rights-of-way, easements,
ownership, or other instruments of record.
4. Bearings shown hereon are on an assumed bearing of N 67. 04' 07" E on
the centerline of U.s. Highway Number One as shown on Florida Department of
Transportation Right-of-Way Map for Section 90040 with an approval date
of 3-25-80.
5. The description contained herein and the attached sketch, do not
represent a field Boundary Survey.
LEGAL DESCRIPTION: A parcel of land on Crawl Key Number 5, being a
portion of Government Lot 3, Section 26, Township 65 South, Range 33 East,
Monroe County, Florida, more particularly described as follows:
COMMENCING at the intersection of the centerline of U.S. Highway Number
One with the West line of Section 35, Township 65 South, Range 33 East;
thence N 67. 04' 07" E on said centerline of U.S. Highway Number One, a
distance of 1494.57 feet to the intersection with the centerline of Banana
Boulevard; thence continue N 67. 04' 07" E on said centerline of U.S.
Highway Number One, a distance of 697.54 feet to the intersection with the
Southerly prolongation of a rock road at Crawl Key Number 5; thence N 09.
23' 05" W on said prolongation, a distance of 119.32 feet to the intersection
with the Northerly right-of-way line of said U.s. Highway Number One as
laid out and in use; thence S 67" 04' 07" W on said right-of-way line, a
distance of 25.72 feet to the Southwest corner of an Access Easement;
